Macdonald & Company is exclusively retained by a leading affordable housing developer to find and appoint an affordable development leader in their NYC office. Our client is a nationally recognized real estate development and investment platform with a long-standing track record of delivering complex multifamily and affordable housing communities across major U.S. markets. Backed by substantial institutional relationships and a highly collaborative leadership team, the organization is entering an exciting phase of strategic growth and is seeking an experienced development executive to help lead and expand its presence throughout the Northeast region. This is a high-impact leadership opportunity for a seasoned affordable housing professional who combines strong transactional execution capabilities with proven team leadership, relationship management, and strategic vision. Position Overview The Regional Vice President of Development will lead the execution and growth of a regional affordable housing development pipeline, overseeing projects from initial sourcing and underwriting through financing, construction, lease-up, and stabilization. The role will be responsible for driving regional production goals, originating new development opportunities, managing key stakeholder relationships, and mentoring development team members. The successful candidate will work closely with executive leadership while serving as a strategic leader across acquisitions, development execution, financing, and community engagement initiatives. Key Responsibilities Development & Acquisitions Lead all phases of the development process from sourcing and feasibility through construction completion and stabilization. Originate and structure new affordable and mixed-income housing opportunities aligned with company investment objectives. Negotiate business terms with landowners, public agencies, development partners, lenders, and consultants. Oversee underwriting, financial modeling, budgeting, and project execution across the regional pipeline. Ensure projects are delivered on schedule, within budget, and in alignment with organizational quality standards. Manage and maintain a robust pipeline of current and future development opportunities. Financing & Capital Structuring Lead project capitalization efforts including debt financing, equity sourcing, public incentives, and affordable housing finance programs. Coordinate financing processes with lenders, investors, legal counsel, consultants, and public agencies. Monitor project budgets, contingencies, and financial performance throughout the development lifecycle. Leadership & Team Management Provide leadership, mentorship, and guidance to development professionals across the region. Establish priorities, workflows, and accountability measures to support efficient project execution. Foster collaboration across development, construction, asset management, finance, and operations teams. Help implement scalable processes and best practices to support continued organizational growth. Relationship Management & External Representation Build and maintain strong relationships with public agencies, capital partners, consultants, brokers, and community stakeholders. Represent the company within industry organizations, conferences, and professional forums. Maintain awareness of affordable housing policy, financing trends, and market conditions across the region. Qualifications 10+ years of commercial real estate development experience with significant exposure to affordable housing projects. Demonstrated experience managing complex multifamily or affordable housing developments through the full project lifecycle. Strong knowledge of affordable housing finance structures including public-private partnerships, tax credits, and agency financing programs. Proven leadership experience managing teams and cross-functional stakeholders. Strong financial modeling, underwriting, and project management capabilities. Excellent communication, negotiation, and relationship management skills. Ability to operate effectively in a fast-paced, entrepreneurial environment. Bachelor's degree required; advanced degree in Real Estate, Finance, Urban Planning, Business, or a related field preferred.
