Job Description

Orbach Affordable Management is seeking an experienced Resident Service Coordinator (LIHTC & Section 8) to join our team at Bethlehem Townhomes II —a 127-unit, family-oriented community offering a blend of Section 8 HUD and LIHTC housing in Bethlehem, PA. We are looking for a compassionate, detail-oriented individual who understands the importance of serving the community and supporting residents with essential housing services. The ideal candidate will possess strong organizational, analytical, and problem-solving skills, along with a deep commitment to equity and inclusivity in affordable housing. This role is vital to maintaining high-quality property operations and fostering a fair, respectful, and supportive living environment for all residents. Key Responsibilities Coordinate and facilitate on-site programs and activities focused on healthcare, life skills, wellness, and resident engagement. Conduct one-on-one assessments to identify resident needs and create individualized service plans. Assist residents in accessing essential services, including: Housekeeping Meal programs Transportation Financial assistance Legal aid and other community-based resources Maintain accurate and confidential documentation of all resident interactions, service plans, and follow-ups. Ensure compliance with Fair Housing laws, HUD regulations, and other relevant policies. Collaborate with on-site property management and external agencies to deliver quality support to residents. This position is part-time 11:00am- 4:00pm
Monday-Friday Qualifications Education:
Bachelor's degree in Social Work, Human Services, or a related field (preferred).
Experience:
Minimum 3 years in a social services role, ideally in senior housing or residential settings. Preferred Skills & Experience Experience in service coordination, particularly following the National Church Residences or similar models. Familiarity with affordable housing programs, including: Project-Based Section 8 LIHTC (Low-Income Housing Tax Credit) Strong communication skills, both written and verbal, with a focus on professionalism and cultural sensitivity. Compassionate interpersonal skills and the ability to support a diverse senior population. Attention to detail in documentation, compliance, and case management. Strong time management and multitasking skills.
Working knowledge of:
