Ascot Homes is a residential homebuilder focused on building homes that are visibly superior and crafted with care, quality, and attention to detail. Ascot is seeking a talented Purchasing Associate to assist the Purchasing Manager -responsible for reliable supply of quality materials and sub-contractors at competitive costs that will deliver on our Operating Team's schedules. The ideal candidate must be knowledgeable, skillful, experienced, resourceful, set high standards and fosters a constructive/cooperative relationship while enforcing strict controls.
RESPONSIBILITIES
Reliable Supply of Materials and Sub-Contractors:
Assists with the timely supply of materials and sub-contractors that reliably meet company standards and building codes, in quantities and at costs that match or are better than identified competitors and that meet the company's goals. Provides direction and is a valuable team member creating value engineering. Fosters constructive relationships within the company and with the supply/production chain. Responsible for General Trade Agreements and purchasing documentation. Assists the Construction Team with supplier/sub-contractor issues that may arise.
REQUIRED KNOWLEDGE, SKILL SET AND EXPERIENCE
Estimating:
Will learn how to accurately estimate materials and labor need for the construction of single family, multifamily and light commercial projects.
Articulate:
Can understand others and clearly and convincingly convey his/her own positions, verbally and in writing.
Mathematical/Analytical Skills:
Understands and calculates numbers quickly and accurately. Acts with initiative to identify variations in costs against budgets, inaccuracies in numbers, deficiencies in proposals and identification of missing information.
Problem Solver:
Supply can be challenging. Must have the ability to anticipate/identify emerging problems and resolve before they interfere with production, in particular matching sub-contractor labor supply to our construction needs and resolving bottlenecks.
Control:
Assists Purchasing Manager to follow-up on effectiveness, response times, services, performance, and workload to hire/retain the best subcontractors/suppliers. Reviews plans, scopes-of-work, and specifications for accuracy. Ensures proper procedure, controls and paperwork are followed. Matches PO's with invoices to ensure they are unduplicated. Follows guidelines for on-boarding subcontractors and suppliers. Reviews PO pre-releases to ensure accuracy prior to job-start. Shows initiative, is
Proactive:
Is capable of managing workload, deliver on deadlines and anticipating future requirements. Has the ability to identify trends and stay ahead of the problem. Assists with entering estimates and plans and entry to company systems. Assists with reviewing bids for accuracy. Resolve issues that may arise. Monitors all costs associated with the construction to ensure cost objectives are being met. Works with office design team where design issues or selections interfere with cost targets.
EDUCATION AND/OR EXPERIENCE
Bachelor's degree (B. A.) from four-year college or university. Construction Management or Supply Chain Management (or extensive experience in the residential homebuilding industry); or five or more years related experience in residential/commercial construction; or equivalent combination of education and experience. Experience with Marks Systems a plus.
Physical Demands:
The majority of this job can be handled from a computer but occasional visits with suppliers and or job sites may be required.
