Construction Scheduler
Nichols Contracting, Inc. (NCI) is a family-owned and operated Construction and Contracting business headquartered in Columbia, MD with offices in Richmond VA, Royal Palm Beach and Orlando FL with a team of 170 plus employees. NCI is a full-service general contractor focused on providing premier services in all aspects of the construction process, from concept to completion. We manage a broad range of commercial construction projects, including new construction, tenant fit outs, and renovations. NCI services a diverse group of markets including federal, state, and local governments, as well as a variety of corporate and special industry organizations that require complex life safety and critical infrastructure needs.
Nichols Contracting is seeking an experienced Construction Scheduler with 10+ years of industry experience to develop, manage, and maintain project schedules for complex construction projects. This role plays a critical part in ensuring projects are completed on time and within scope by proactively identifying risks, tracking progress, and coordinating with project teams and stakeholders.
Essential Functions:
- Develop and maintain detailed project schedules using software such as Primavera P6, MS Project, or similar tools
- Collaborate with project managers, superintendents, subcontractors, and clients to establish project timelines and sequencing
- Analyze project scope, specifications, and drawings to create accurate and realistic schedules
- Monitor project progress and update schedules regularly to reflect actual performance
- Identify potential delays or risks and recommend mitigation strategies
- Perform critical path analysis and provide schedule impact assessments
- Prepare and present schedule reports, dashboards, and forecasts to leadership and stakeholders
- Support bid proposals and preconstruction efforts with scheduling expertise
- Ensure compliance with contractual scheduling requirements
- Facilitate schedule review meetings and communicate updates effectively
- Serve as the subject matter expert and primary authority on all scheduling-related matters.
- Provide forensic schedule analysis in support of disputes or claims resolution.
- Support project controls efforts by integrating schedule data with cost tracking and forecasting.
- Perform time impact analyses (TIA) and support preparation of delay claims and change order justifications.
- Train project teams on scheduling tools, updates, and best practices.
- Maintain and improve scheduling systems, data structures, and reporting tools to enhance visibility and decision-making.
- Include knowledge of Procore for schedule integration.
- Prepare executive-level schedule summaries highlighting risks, trends, and recovery strategies across active projects.
- Collaborate with preconstruction teams to develop phasing strategies, sequencing plans, and schedule-driven risk assessments during pursuit stages.
- Provide oversight of multiple concurrent project schedules.
Desired Skills and Competencies:
- Advanced proficiency in Primavera P6 and Microsoft Project (required)
- Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience)
- Minimum of 10 years of construction scheduling experience on commercial, industrial, or infrastructure projects
- Advanced proficiency in Primavera P6 (preferred) or Microsoft Project
- Strong understanding of construction processes, sequencing, and project lifecycle
- Experience performing critical path method (CPM) scheduling and delay analysis
- Ability to interpret construction drawings, contracts, and specifications
- Excellent analytical, organizational, and problem-solving skills
- Strong communication and interpersonal skills
- Experience working on large-scale or multi-phase projects
- Knowledge of scheduling best practices, claims analysis, and risk management
- Professional certifications such as PSP (Planning & Scheduling Professional) or
