This position is responsible for managing repair requests, coordinating vendors, preparing vacant properties for new tenants, processing security deposit deductions, and assisting with the resolution of security deposit disputes. The ideal candidate has prior residential property management experience, strong AppFolio knowledge, and thrives in a fast-paced environment with multiple deadlines and priorities. Key Responsibilities Receive and manage maintenance requests through AppFolio. Coordinate repairs with vendors, tenants, and property owners. Obtain estimates and coordinate owner approvals. Track maintenance work orders through completion. Coordinate move-out inspections and rent-ready turnovers. Schedule vendors for cleaning, painting, flooring, landscaping, and repairs. Prepare security deposit transmittals and supporting documentation. Review move-in inspections, move-out inspections, invoices, and tenant ledgers to determine security deposit deductions. Respond to tenant questions regarding security deposit charges and assist in resolving disputes. Communicate with tenants, owners, vendors, and HOAs regarding maintenance and turnover projects. Maintain organized records using AppFolio, Google Drive, Dropbox, and company systems. Assist with notices, lease renewals, and other property management administrative tasks. Handle a high volume of phone calls, emails, and text messages while maintaining detailed documentation. Required Qualifications Minimum 2 years of residential property management experience required. Minimum 1 year of AppFolio experience required. Experience coordinating maintenance repairs required. Experience managing property turnovers and rent-ready projects required. Experience preparing security deposit transmittals required. Experience handling tenant disputes regarding security deposit deductions required. Strong organizational and communication skills required. Ability to manage multiple projects and deadlines simultaneously. Must be able to reliably commute to our Henderson office.
Pay:
$22.00 - $25.00 per hour
