We are seeking a highly organized, dependable, and hands-on Property Operations Specialist to support both office operations and field activities across our growing portfolio. This role is ideal for someone who enjoys a mix of administrative coordination, customer service, problem-solving, and working in the field. Position Summary The Property Operations Specialist serves as a key member of our operations team, helping coordinate maintenance activities, support residents and property owners, and ensure our homes remain well-maintained and rent-ready. This position combines office-based coordination with field responsibilities throughout the southeast Denver metro area. ResponsibilitiesMaintenance Coordination & Operations Partner with the Maintenance Manager to coordinate maintenance operations across the property portfolio. Partner with Property Managers to prioritize handyman projects and maintenance scheduling. Manage and prioritize maintenance requests submitted by residents. Communicate with residents, property owners, vendors, and internal team members regarding maintenance activities and updates. Request and review vendor estimates. Review vendor invoices and validate accuracy before processing. Maintain accurate maintenance records, work orders, vendor information, and project tracking within Rentvine. Property & Asset Management Manage company key inventory and key control procedures. Maintain inventory and organization of company lockboxes. Maintain organization and inventory of maintenance supplies and storage areas. Review vendor licensing requirements and maintain current insurance documentation for all approved vendors. Field Operations Conduct move-in and move-out inspections using RentCheck. Verify completion and quality of vendor work at managed properties. Place and remove lockboxes as needed. Place and remove property signage as needed. Assist with property turns and rent-ready verification. Respond to onsite property and maintenance issues. Rekey and change locks when necessary. Perform minor maintenance tasks such as replacing light bulbs, smoke detector batteries, and HVAC filter checks. Post demand notices and other required property notices. Qualifications Strong organizational and time management skills. Excellent communication and customer service abilities. Comfortable interacting with residents, property owners, vendors, and team members. Ability to prioritize multiple tasks and work independently. Basic handyman skills and familiarity with residential maintenance. Experience with property management software preferred (Rentvine experience a plus). Valid driver's license, reliable transportation, and ability to travel throughout the southeast Denver metro area. Ability to lift up to 50 pounds and perform routine property inspections. Preferred Experience Property management, maintenance coordination, facilities management, or residential construction experience. Experience conducting property inspections. Experience working with vendors and service providers. Familiarity with lock changes, rekeying, and basic residential maintenance. Service Area This position supports properties throughout the southeast Denver metro area, including Centennial, Cherry Hills Village, Greenwood Village, Englewood, Littleton, Highlands Ranch, Lone Tree, Parker, Aurora, Wheat Ridge, Castle Rock and Denver. Pay:
$18.00 - $22.00 per hour
