What this job involves This position oversees and monitors the operation of critical building systems including refrigeration, emergency backup systems, chillers, and related mechanical/electrical equipment. The role requires analyzing system operations, troubleshooting problems, performing preventive maintenance, and making adjustments to ensure proper equipment function. The position involves working rotating shifts and requires the ability to work independently while maintaining accurate documentation and communication with supervisors.

Your day-to-day tasks will include:

Perform annual and semi-annual preventive maintenance and repair service work on water cooled and air-cooled chiller systems including cooling towers and pumps.

Perform annual and semi-annual preventive maintenance and repair service work on High- and Low-pressure air compressor systems including cooling towers and pumps.

Possess hands on skills and knowledge to complete required repairs and maintenance on a variety of chiller manufacturers, air compressor manufactures, cooling towers, pumps, motors using industry standard tools and in accordance with all codes, laws, and regulationsPerforming preventive maintenance on all base building and critical system equipment with minimal disruption, including assembling tools, completing work, and documenting all activitiesAssisting other mechanics and operators with major repairs and maintenance of building systems and equipmentKeeping detailed logs, documenting equipment repairs, closing work orders, and providing timely communication to Chief Engineer or SupervisorIdentifying, utilizing, and operating tools and equipment associated with mechanical systems while completing Job Hazard Analysis and work permitsWorking in confined spaces, elevated areas, and wearing various personal protective equipment including respirators, safety harnesses, and chemical protective clothingOrdering materials, maintaining compliance with safety regulations, and ensuring proper storage and disposal of hazardous materials

Physical Demands and Work Environment:

Ability to lift, bend, and move safely with capability to lift 50 poundsMust be capable of overhead work and working at heights without fearAble to work in confined spaces such as closets, crawl spaces, attics, and vaultsRequired to work off lifts and scaffolds following elevated work standardsMust perform work wearing various personal protective equipment including respirators, safety harnesses, chemical protective clothing, and other safety gearSubject to 24-hour availability and required to work in all weather conditions

Required Qualifications:

High school diploma or equivalentMinimum of two years of related trade schooling or two years of work involving chillers and boilersKnowledge of OSHA standards and local codesProficient with computer-based systems and programs, including Microsoft Office and OutlookSkilled and physically able to operate electric hand tools, work on ladders, and operate required equipmentAbility to operate a motor vehicle Must demonstrate ability to comprehend and recognize all job-related work permits and complete Job Hazard AnalysisCapability to work independently with minimal supervision while maintaining safety compliance

Preferred Qualifications:

Minimum of two years of related trade schooling or two years of work experience involving chillers and boilersKnowledge of OSHA standards and local building codesExperience working in customer service environment and interacting with clientsStrong interpersonal skills and ability to work effectively as a team playerConflict resolution skills for handling workplace challengesBasic knowledge of hazardous materials storage, usage, and disposal proceduresFamiliarity with State, County, or City ordinances, codes, and laws related to building operations This position does not provide visa sponsorship.
