Job Description

AWI is seeking a detail-oriented and knowledgeable Compliance Specialist to ensure properties within our portfolio remain in full compliance with all applicable local, state, and federal affordable housing regulations. This role plays a critical part in maintaining regulatory integrity across multiple housing programs and supports audits, inspections, and reporting requirements. The Compliance Specialist will collaborate closely with the Program Compliance Manager, property management teams, and regulatory agencies. Key Responsibilities Regulatory Compliance Management Ensure ongoing compliance with affordable housing and subsidy programs, including but not limited to: Low-Income Housing Tax Credit (LIHTC) Housing Choice Voucher (HCV)/Section 8 HOME Investment Partnerships Program Project-Based Rental Assistance (PBRA) Other federal, state, and local affordable housing programs Monitor compliance deadlines and program requirements to prevent violations or findings. Regulatory Agency Support & Liaison Support the AWI Program Compliance Manager as a point of contact for regulatory agencies, including: U.S. Department of Housing and Urban Development (HUD) Internal Revenue Service (IRS) related to LIHTC State Housing Finance Agencies (HFAs) Local Housing Authorities State and local building and zoning authorities Monitoring, Auditing & Inspections Conduct regular file audits and reviews of tenant eligibility and compliance documentation. Prepare for and participate in internal and external audits and property inspections. Identify potential compliance risks and recommend corrective actions. Training & Compliance Support Provide ongoing training, guidance, and technical assistance to property management staff. Assist with developing, updating, and implementing compliance policies and procedures. Tenant Certification & Eligibility Review tenant applications, income documentation, and household information for program eligibility. Ensure initial certifications, annual recertifications, and income verifications are completed accurately and on time. Compliance Systems & Documentation Assist in developing and maintaining systems to track certifications, inspections, audits, and reporting requirements. Ensure timely and accurate submission of all required compliance documentation. Qualifications Bachelor's degree in a related field or equivalent experience in affordable housing compliance. Minimum of 3 years of experience working with affordable housing programs and regulatory compliance. Strong knowledge of HUD, LIHTC, and Section 8 regulations. Experience with property management and compliance tracking software. Excellent attention to detail, organizational, and time-management skills. Strong written and verbal communication skills with the ability to work effectively with diverse stakeholders. Additional Requirements Ability to travel to properties for site visits and inspections as needed. Strong problem-solving skills and ability to manage complex compliance issues. Ability to prioritize and manage multiple deadlines in a fast-paced environment. Why Join AWI?
