Job Description

Job Summary:
The Procurement Buyer is responsible for sourcing, negotiating, and purchasing materials, equipment, and subcontracted services for commercial construction projects. This role plays a critical part in controlling project costs, maintaining schedules, and ensuring quality and compliance across all procurement activities.
Essential Duties/Responsibilities :
Source and procure construction materials, equipment, and services in alignment with project specifications and budgets Issue and manage purchase orders, subcontracts, and supplier agreements Solicit and evaluate bids/quotes from vendors and subcontractors Ensure timely delivery of materials to meet project schedules Develop and maintain relationships with suppliers, manufacturers, and subcontractors Prequalify vendors based on financial stability, safety record, and performance history Negotiate pricing, terms, and contracts to achieve cost savings and value engineering opportunities Analyze pricing trends and market conditions to support competitive buying decisions Collaborate with estimating and project teams to align procurement strategies with budgets Track committed costs vs. budget and identify potential savings or risks Work closely with Project Managers, Superintendents, and Estimators to understand project requirements Ensure procurement schedules align with construction timelines Resolve material or supply chain issues proactively Ensure all procurement activities comply with company policies, contracts, and legal requirements Maintain accurate procurement records, contracts, and vendor documentation Support audits and reporting as needed
Required Skills/Abilities :
  • Excellent negotiation and vendor management skills
  • Strong analytical and cost-control mindset
  • Ability to read and interpret construction drawings and specifications
  • Proficiency in procurement and project management software (e.g., Procore, Sage, Viewpoint, ERP systems)
  • Advanced Excel skills preferred
  • Strong communication and cross-functional collaboration abilities
Education and Experience :
  • Bachelor's degree in Construction Management, Supply Chain, Business, or related field (preferred)
  • 3-7+ years of procurement or purchasing experience in commercial construction or related industry
  • Strong understanding of construction materials, methods, and subcontract scopes
  • Experience working for a Commercial General Contractor
  • Knowledge of local subcontractor and supplier market
  • Familiarity with contract types (lump sum, GMP, unit price, etc.)
  • Cost savings vs. budget
  • On-time material delivery rate
  • Vendor performance and reliability
  • Procurement cycle time
  • Reduction in change orders related to procurement issues
Physical Requirements :
  • Frequent walking on uneven surfaces, including ground in varying weather conditions.
  • Regularly sit, stand, or walk short distances for up to the entire duration of a shift/workday.
  • May stoop, kneel, or bend on an occasional basis.
  • May reach above shoulder heights and below the waist on frequent basis.
  • Occasionally climb stairs or ladders, etc.
  • Prolonged periods of sitting at a desk and working on a computer.
  • Exposure to outdoor environment with machinery/equipment in the surrounding area.
  • This position requires the use and operation of a personal and/or company vehicle.
  • Able to wear personal protective equipment is required, including but not limited to steel toe shoes, gloves, safety glasses, hearing protection, hard hat, vest, etc.
  • Able to safely operate a motor vehicle.
  • Must be able to lift up to 35 pounds at times.
