Legacy Property Services is looking for a dependable, mechanically inclined Property Maintenance Technician to support our growing portfolio of commercial properties, HOAs and community associations throughout the Denver metro area. This position will begin primarily as a part-time property maintenance role, with hours based on maintenance workload and active projects. During our busy commercial holiday-lighting season, approximately October through the holidays, there will be an opportunity for significantly increased hours and for the right candidate to transition into a Holiday Lighting Crew Lead role. We are looking for someone who can become a trusted member of our field operation - someone who can receive an assignment, solve problems, communicate clearly and complete work without constant supervision. Property Maintenance Responsibilities Diagnose and complete general property maintenance work orders Minor plumbing repairs and fixture replacement Toilet, faucet and shutoff-valve repairs Door, gate, lock and hardware repairs Minor fence repairs Lighting and fixture replacement Sign, bulletin board and miscellaneous property installations Clubhouse and common-area maintenance Minor exterior repairs and general troubleshooting Assembly and installation of property equipment and fixtures Pick up materials and supplies when necessary Communicate material needs and additional repair recommendations Take before-and-after photos and document completed work Maintain clean, professional jobsites Communicate clearly with Legacy management regarding job status and issues encountered Holiday Lighting Season Lead and direct approximately 3-7 installers depending on the project Review project scopes and installation plans Assign responsibilities to crew members and keep production moving Coordinate with aerial-lift operators Load and organize trucks and trailers Maintain accountability for lights, cords, tools and equipment Drive company vehicles when authorized Tow trailers when qualified Install commercial holiday lighting alongside the crew Troubleshoot lighting and installation problems Ensure completed areas are properly tested Maintain Legacy installation-quality standards Monitor jobsite organization and safety Communicate progress, delays and material needs Complete final walkthroughs and completion documentation Ideal Candidate Experience in commercial property maintenance, handyman services, construction, facilities maintenance, landscaping, fencing, electrical/lighting work, plumbing maintenance, exterior property services or another skilled trade Highly dependable and punctual Mechanically inclined with strong troubleshooting ability Comfortable working independently Professional communicator Comfortable interacting with property managers and clients when necessary Comfortable using hand and power tools Comfortable working from ladders and outdoors in changing Colorado weather Physically capable of maintenance and installation work Reliable transportation Valid driver's license and acceptable driving history Experience towing trailers or operating aerial lifts is a major plus
$25-$30/hour depending on experience and capability. The role is expected to begin part-time, with hours varying based on work orders and project volume. Additional hours may become available as Legacy's maintenance portfolio and project workload grow. During the commercial holiday-lighting season, qualified candidates may have the opportunity to work significantly increased hours and assume a leadership role at $29-$32/hour based on demonstrated capability and assigned responsibilities. The holiday crew-lead position is not automatic. Candidates will have an opportunity to demonstrate reliability, leadership, organization and field capability through maintenance work before seasonal leadership responsibilities are assigned. What Success Looks Like Receive a maintenance request, assess the situation, solve the problem, communicate clearly, document the completed work and move on to the next assignment without requiring constant supervision. During the holiday season, that same individual should be capable of taking ownership of a commercial installation site and helping lead a crew through successful completion. Required Qualifications I would make these the true minimums: Valid driver's license with a reasonably clean driving record Reliable transportation to the company staging/location as required At least 1-2 years of hands-on experience in property maintenance, handyman work, construction, facilities maintenance, landscaping, or another skilled trade Comfortable using common hand and power tools Basic knowledge of common property repairs and maintenance Strong mechanical and troubleshooting ability Ability to independently assess a maintenance issue and determine an appropriate course of action Comfortable working from ladders and at moderate heights Ability to lift approximately 50 lbs. and perform physical work throughout the day Comfortable working outdoors in varying Colorado weather conditions Ability to communicate clearly with management, coworkers, property managers, and clients Ability to use a smartphone for work orders, photos, communication, maps, and documentation Dependable attendance and punctuality Ability to work independently without continuous onsite supervision Willingness to work increased hours during the October-November holiday-lighting installation season Preferred Qualifications These are things I'd strongly favor but wouldn't require : 3+ years of commercial property maintenance or handyman experience Previous experience servicing HOAs, multifamily communities, commercial properties, or facilities Previous crew-lead or field-lead experience Experience towing utility or equipment trailers Experience operating boom lifts or other aerial equipment Commercial holiday-lighting experience Basic plumbing repair experience Basic electrical/lighting troubleshooting experience Fence, gate, door, lock, and hardware repair experience Minor carpentry experience Experience purchasing and sourcing repair materials Experience documenting work orders with before/after photos Ability to accurately estimate materials and communicate when a repair is outside their capabilities Comfortable interacting professionally with property managers and HOA/community representatives
