Job Description
Overview Big Sky Resort, part of Boyne Resorts, is a world-class, year-round mountain destination recognized for exceptional terrain, premier amenities, and transformational guest and owner experiences. The Director of Homeowners Associations serves as the primary relationship steward between Big Sky Resort, Boyne Resorts, and the homeowner associations of the Mountain Village — including the Lone Peak Center HOA, Summit Hotel Condominium HOA, and Shoshone Condominium HOA. This is a senior leadership role requiring a skilled communicator, relationship builder, and strategic operator who can navigate complex governance structures while advancing the mutual interests of property owners and the resort. Reporting directly to the General Manager of Hospitality, the Director will provide cohesive oversight of HOA communications, governance support, financial accountability, and operational coordination across all three associations. Responsibilities HOA Relationship Management Serve as the primary point of contact and relationship manager between Big Sky Resort, Boyne Resorts, and the Lone Peak Center, Summit Hotel Condominium, and Shoshone Condominium HOAs Build and sustain trusted, productive relationships with HOA board members, property owners, and legal representatives Attend, facilitate, and present at HOA board meetings and annual owner meetings; support the Owner Services team in preparing meeting materials, agendas, and follow-up documentation Proactively address owner and HOA inquiries, escalations, and feedback with professionalism and accountability Serve as an ambassador for Big Sky Resort, representing the resort's mission, values, and long-term vision in all owner and HOA interactions Governance & Compliance Manage and maintain working knowledge of each HOA's governing documents, including rules and regulations, and any applicable HOA, Hotel Services Management and Rental Management Agreements Support HOA boards in covenant amendment processes, special meeting coordination, and owner voting procedures Ensure compliance with HOA governing documents, applicable Montana state statutes, and resort operating agreements Coordinate with legal counsel on matters requiring HOA legal review or dispute resolution Oversee organized, accurate records of HOA meeting minutes, correspondence, and governing documentation Financial Oversight Oversee and serve as a partner to the resort accounting department in the HOA budget processes In coordination with resort finance and HOA boards review and present annual budgets, reserve studies, and assessment structures Monitor and report on HOA financial performance, expense management, and reserve fund health Collaborate with resort accounting and leadership on cost-sharing structures, fee allocations, and contract renewals governed by HOA agreements Identify and communicate financial risks or opportunities affecting HOA operating sustainability Owner Communications & Experience Develop and execute owner communication plans that are timely, transparent, and aligned with resort messaging and brand standards Maintain consistent outreach through correspondence, and owner-facing updates on resort improvements, HOA developments, and operational changes Enhance the perceived value of HOA membership and resort partnership through intentional programming, responsiveness, and follow-through Cross-Functional Collaboration Partner closely with the VP of Lodging, GM of Hospitality, and resort operations leaders to align HOA-related initiatives with resort strategy and lodging operations Collaborate with Owner Services team to ensure coordinated, high-quality service delivery within HOA communities Coordinate capital improvement and renovation projects affecting HOA properties, ensuring clear communication and owner alignment throughout Liaise with Boyne Resorts corporate leadership on matters requiring enterprise-level guidance or approval

Operates as a team player and cross-functional partner, bringing people together around shared goals Education & Experience Bachelor's degree in Business, Hospitality Management, Real Estate, Public Administration, or a related field 5+ years of progressive experience in HOA management, property management, resort operations, or a closely related field Prior experience working within a resort, hotel condominium, or mixed-use hospitality environment strongly preferred Demonstrated experience facilitating board meetings, managing governance processes, and administering owner communications Knowledge & Technical Skills Working knowledge of HOA governance structures, declarations, bylaws, reserve studies, and assessment processes Familiarity with Montana condominium law and applicable HOA statutes preferred Proficient in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint); experience with property management systems a plus Ability to read and interpret legal documents, financial reports, and governing agreements Other Must hold a valid driver's license Familiarity with Big Sky Resort, the Mountain Village, and the surrounding community strongly preferred Ability to work a flexible schedule, including evenings and weekends, during peak HOA meeting periods and resort seasons Be a part of our full-time year round team and enjoy these great benefits!
