High-End Residential Construction Location:
San Rafael, CA — office-based with regular site visits across
Marin and San Francisco Compensation:
$80,000 - $95,000 annually, depending on experience
Type:
Full-time, exempt Reports to: Project Manager About the role We build custom homes and major remodels across Marin — the kind of work where the millwork shop drawings matter as much as the schedule, and where a slab of stone showing up wrong sets you back six weeks. We're looking for a Project Engineer to be the person who keeps that detail from slipping. About Us We're a small team, and you'll report directly to the Project Manager who runs our work increasing your exposure to the whole process. At a larger firm a Project Engineer does submittals for two years and never sees a buyout, a client meeting, or a closeout. Here you'll touch all of it in your first year. If you want to understand how a project actually gets built end to end rather than owning one slice of it, this is the job. That comes with real responsibility. You'll be a primary point of contact between our subcontractors, our field teams, and the office. You'll own the submittal and RFI logs, drive the look-ahead schedule, chase the long-lead items, and keep the paper trail clean enough that nobody is reconstructing a change order from memory nine months later. You'll be expected to make calls, not just route questions. We're hiring ahead of growth, which means we have the time to bring someone up properly — and a clear path from Project Engineer to Assistant Project Manager to Project Manager for the person who takes it. Key responsibilities Responsibilities may include, but are not limited to: Schedule and coordination Serve as a primary point of contact between subcontractors, field teams, and the office Support the Project Manager and Superintendent in building and reviewing baseline schedules Maintain accurate three-week look-ahead schedules, and flag conflicts before they reach the field Take and distribute minutes for owner, architect, and designer meetings Coordinate inspections and permit close-outs with Marin jurisdictions Documentation Own the submittal log end to end: Logging, routing to the architect and design team, tracking returns, and flagging anything that threatens a delivery date Manage the RFI process: draft clear, specific questions, chase answers, and distribute responses to the trades who need them Own open items through to closure: This role is measured on what gets resolved, not what gets logged Review shop drawings for millwork, windows and doors, metalwork, tile and stone, and coordinate them against the architectural set Prepare documentation and correspondence related to contracts, project issues, and status updates Review contract conditions and help ensure compliance with all terms Maintain project photo documentation, as-builts, and daily records Procurement and long-lead items Track long-lead materials: Windows, appliances, cabinets, plumbing and lighting fixtures, stone slabs, custom millwork; against the construction schedule, and raise the alarm early when a date is at risk Support subcontractor buyout: assemble scope sheets, level bids, and prepare contract exhibits Manage purchase orders and subcontractor change orders Coordinate slab selections, mockups, and sample approvals with the owner and design team Cost Assemble backup for change order requests: quantities, subcontractor pricing, and a written scope narrative that holds up under review Track allowances against actual costs and surface variances before they become conversations nobody wants to have Support monthly billing, subcontractor payments, and cost reporting Provide clear written explanations for cost variances Field and problem-solving Walk the job weekly with superintendent — verify installed work against approved submittals, review mockups, and help the Superintendent run quality checks Identify project risks and impacts, and bring a proposed solution rather than only an escalation Address field issues and recommend alternatives to recurring problems Build and maintain strong relationships with owners, subcontractors, and design partners Run punch list documentation and assemble closeout packages, warranties, and O&M manuals Skills and qualifications Required 2-5 years in residential or commercial construction with a general contractor or builder A working understanding of how a building actually goes together: Sequencing, means and methods, and what a detail means once it's framed. This matters more to us than any credential. Ability to read and interpret architectural, structural, and MEP drawings and specifications Clear, specific technical writing. You'll draft RFIs and scope narratives that other people act on, and a vague question gets an ineffective answer. Ability to manage and prioritize multiple tasks with minimal supervision Strong organizational and problem-solving abilities, with meticulous attention to cost and budget detail Proficiency in Microsoft Office Commitment to safety and adherence to all safety requirements Valid driver's license and reliable transportation for daily site visits Preferred Not Required Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field High-end or custom residential experience — you understand that finish tolerances and client expectations here are different from production work Specialized experience in Finish Carpentry, Electrical, Plumbing or Mechanical Procore, Buildertrend, or similar project management software Bluebeam Revu Bilingual (English/Spanish) Familiarity with Marin and SF permitting, design review, hillside and geotechnical conditions, WUI and fire-hardening requirements, or Title 24 and CalGreen compliance Physical requirements While performing the duties of this job, the employee is frequently required to: Calculate figures and amounts Coordinate multiple tasks simultaneously Walk on uneven ground and navigate active construction sites Climb ladders and stairs, and access all areas of a project under construction Perform physical labor as needed Compensation and benefits The posted range is $80,000 - $95,000 annually. Where an offer lands within that range depends on years of relevant experience, high-end residential background, and demonstrated skills. Medical coverage 401(k) Paid time off and holidays Mileage allowance for site travel Professional development support, including continuing education and industry certifications A defined advancement path with clear milestones, reviewed at six and twelve months How to apply Send a resume to Nima Construction is committed to creating a diverse, inclusive environment and is proud to be an equal opportunity employer.
