Position Summary:
This individual is responsible for the day-to-day maintenance, operation, and overall performance of assigned medical office buildings through proactive building oversight, hands-on maintenance support, vendor coordination, and responsive tenant service. At Meadows & Ohly, we use the title "Building Manager" to reflect our expectation that team members take ownership of their buildings, operate proactively, and maintain strong working relationships with tenants, vendors, clients, and property management teams.
Essential Duties and Responsibilities:
Perform routine maintenance and repairs involving plumbing, electrical, HVAC, lighting, drywall, and other building systems to support safe and efficient facility operations. Monitor, evaluate, and resolve routine maintenance and operational issues affecting building systems and overall property conditions. Complete work orders and tenant service requests in a timely and professional manner. Coordinate and monitor vendors performing maintenance, inspections, repairs, and construction-related work to ensure services are completed safely, professionally, and in a timely manner. Assist with the implementation and coordination of preventive maintenance activities to support the safe, efficient and reliable operation of building systems and equipment. Conduct routine inspections and walkthroughs of assigned properties to monitor building conditions, identify maintenance or safety concerns, and support a clean, safe, and well-maintained environment. Maintain an active onsite presence throughout assigned properties to proactively identify operational, maintenance, or tenant concerns. Maintain positive working relationships with tenants, vendors, clients, and property management teams through responsive communication and follow-through. Coordinate required inspections and support compliance with applicable building, safety, and operational standards. elevators, fire alarm, ADA, etc. Monitor building systems, operational performance, and overall property condition to support efficient building operations and tenant comfort. Assist Property Manager with operational planning, vendor coordination, and budgeting activities. Order and maintain office, janitorial, and maintenance supplies as needed. Maintain building logs, files, manuals, and other property records in the onsite management office. Respond to after-hours emergency calls as needed. Identify and address potential safety issues in a timely manner.
Requirements:
Knowledge, Skills, and Abilities:
Proficiency in Microsoft Office including Word, Excel, and Outlook. Strong interpersonal, communication, and customer service skills. Strong organizational skills with the ability to prioritize tasks, respond to changing operational needs, and work independently. Experience using power tools and basic hand tools. General knowledge of HVAC, plumbing, electrical, and other building systems and operations. Understanding of blueprints and building system schematics. Familiarity with Material Safety Data Sheets (MSDS) and safe handling practices. Experience coordinating vendors and monitoring third-party maintenance and service work. Exercises sound judgment and a proactive approach to identifying and responding to operational or maintenance concerns.
Minimum Qualifications:
High school diploma or general education degree (GED). Two years of work experience in building operations, maintenance, construction, manufacturing, or other service industry with a focus on customer service. Reliable personal transportation and the ability to travel between assigned properties as needed. Valid driver's license required. Must be able to successfully pass a background, credit and drug screen.
