Job Description

Property Maintenance Technician - Painting & Minor Repairs Full-time | 40 hours per week | W-2 employee
Pay:
$23-$27 per hour, depending on experience Expected start date: January 1, 2027 One position available
ABOUT THE ROLE HORIZON PROPERTIES I LLC
is hiring its first Property Maintenance Technician to support client properties in Miami and Miami Beach. You will work directly with the owner, completing practical maintenance tasks with care, reliability and attention to detail. Our administrative office is at 5445 Collins Ave, Unit CU4, Miami Beach, FL 33140. Daily work takes place at client properties.
RESPONSIBILITIES
Complete decorative painting and touch-ups on approved surfaces. Fill small nail holes and correct superficial cosmetic blemishes, without opening or replacing drywall. Assemble freestanding furniture and tighten furniture or cabinet handles and hinges. Protect furnishings, keep work areas clean and use tools safely. Record completed tasks, time and materials, and provide authorized progress photos. Communicate professionally with clients and report issues to the owner.
SCOPE OF WORK
All assignments are limited to tasks that do not require a contractor license or building permit. This position excludes electrical, plumbing, gas, HVAC, roofing, structural work, demolition, technical waterproofing, fire-safety systems and hazardous-material work. Requests outside this scope must be referred to the owner.
WHAT WE ARE LOOKING FOR
Practical painting and minor maintenance experience; two years preferred. Careful workmanship, punctuality and safe use of hand tools. Ability to understand safety instructions and provide job updates in English. Spanish is a plus. Reliable transportation to client locations and authorization to work in the United States. Travel time between client jobs is paid. Overtime is paid at 1.5 times the regular rate for hours worked over 40 in a workweek.
