Job Summary:
The Service Technician II is responsible for performing maintenance and repair tasks on TBD properties, ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests, troubleshoot issues, and perform necessary repairs to maintain resident satisfaction and uphold the company's reputation for excellent service. Duties
  • Responsibilities Preventative Maintenance:
    Conduct scheduled quarterly and seasonal preventative maintenance. HVAC system check and filter replacement
  • Quarterly. Change out smoke detector batteries
  • Quarterly. Irrigation settings
Seasonal Repairs and Troubleshooting:
Respond promptly and per work order turn requirements to service requests from residents and address reported issues efficiently, Diagnose and repair minor and major maintenance issues. The technician will notify the Service Coordinators immediately if they cannot make the repair or need material to do so.
Make Readies:
Complete necessary scheduled Pre-move out inspection & move out inspections. Complete necessary scheduled move in orientations. Ensure homes are ready for the market by meeting TBD quality expectations, within the budget and allowed time. Direct contact with trade/vendor to assign turn work orders.
Documentation and Reporting:
Maintain accurate records of all the maintenance and repair activities, including work orders, materials used, and hours worked. Provide detailed reporting to the Service Coordinators on completed tasks and outstanding issues.
Resident Communication:
Interact with residents in a professional and courteous manner, addressing their concerns and ensuring their satisfaction with the service provided. Providing a high level of customer service, seeking proactive ways to support our residents and onsite team members.
Inventory management:
Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks. Ensure that the inventory is well maintained and organized. Other duties may be assigned as necessary. Qualifications High School Diploma or equivalence 2 years if experience in residential construction and remodeling in multiple trades Must have a valid driver's license, valid insurance, and reliable work transportation. Experience with HVAC, Maintenance level Electrical, Basic Plumbing, other general maintenance. Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad, etc.) Type II or III Universal E.P.A. certification required. Experience working with Lennox HVAC Systems MPO Certification preferred but not necessary. Essential Functions Typical work schedule, Monday through Friday, and after hours as requested. Ability to access, input, and retrieve information from a computer and/or electronic device. Ability to sit or stand for long periods of time. Ability to move around work environment including stairs and construction sites. Lift or move items up to 50 pounds.
