US-Offsite is looking for a BIM Designer with an MEP design background who wants to see their models built in a factory, not just on paper. You'll take architectural and engineered plans and convert them into accurate MEP production drawings in Revit, help keep our designs code-compliant, and improve our Revit workflows. You'll work closely with our production leads to learn how modular systems are really installed, so every sheet you issue can be built right the first time.
WHAT YOU HAVE ALREADY ACHIEVED
(Minimum Requirements): 2+ years of HVAC, electrical, or plumbing design experience Strong proficiency in Revit MEP; comfortable with Bluebeam Revu and Microsoft 365 Solid understanding of MEP systems and building codes Willingness to learn from production and design for real-world installation Lives near or is willing to relocate to Redding, CA
WHAT SETS YOU APART
(Preferred Requirements): Degree in mechanical, electrical, or architectural engineering, or EIT certification Dynamo, Navisworks, Autodesk Forma, or AutoCAD experience Experience with multifamily, modular, or offsite construction Experience using enterprise AI tools to generate bills of materials, research building codes, and speed up design work in Revit
WHAT YOU ARE GREAT AT
(Day-to-Day Responsibilities): Convert architectural and engineered plans into
LOD-400 MEP
production drawings and models in Revit Lay out plumbing, mechanical, and electrical systems within modular constraints—mate lines, chases, module-to-module connections, and on-site tie-ins Coordinate MEP with framing and architecture; identify and resolve clashes before they reach the floor Build schedules and bills of materials from your Revit model using AI Meet with production leads to review sheets, answer field questions, and incorporate feedback Help refine our Revit templates, families, and standards as the department grows
YOU THRIVE ON
MAKING
AN IMPACT.

OVERCOMING CHALLENGES.
You see roadblocks as opportunities and proactively find solutions.
GROWTH & INNOVATION.
We're scaling fast - doubling our manufacturing capacity every six months and working toward opening a 200,000-sf factory that will employ 250 people and build 1,000 housing units per year. If you love being part of a team that's building something bigger than themselves, this is the place for you.
