POSITION SUMMARY
The Utilities Analyst is responsible for managing and optimizing utility expenses across Parakeet Communities' growing portfolio of manufactured housing communities and RV parks. This role serves as the bridge between finance, operations, and property management by analyzing utility consumption, validating invoices, maximizing resident utility recoveries, and identifying opportunities for cost savings. The ideal candidate is highly analytical, detail-oriented, and comfortable working with large data sets. They will transform utility data into actionable insights, ensuring the company accurately captures recoverable utility expenses while supporting operational efficiency across the portfolio.
KEY RESPONSIBILITIES
Track, validate, and analyze utility invoices for electric, gas, water, sewer, trash, and related services across all communities. Identify billing discrepancies, meter inaccuracies, rate changes, consumption anomalies, and opportunities for utility cost recovery. Administer and oversee resident utility billing programs, including RUBS and submetering systems, ensuring accuracy and compliance. Reconcile utility expenses against resident recoveries and report on recovery rates, net utility costs, and budget variances. Develop and maintain recurring reports, dashboards, and analytics related to utility consumption, trends, benchmarking, and portfolio performance. Audit vendor invoices, contracts, and service agreements while pursuing credits, refunds, and billing corrections when warranted. Partner with Community Managers, Regional Managers, and Operations teams to investigate unusual utility usage, leaks, vacant-home consumption, and inefficiencies. Support annual budgeting, forecasting, and financial planning processes by providing utility expense projections and rate assumptions. Maintain utility account inventories, meter databases, provider records, and account transfers associated with acquisitions and dispositions. Research, recommend, and track utility conservation initiatives, efficiency improvements, and cost-saving programs. Ensure compliance with utility-related regulations, reporting requirements, benchmarking ordinances, and lease obligations. Assist leadership with utility-related due diligence, portfolio analysis, and strategic initiatives.
QUALIFICATIONS & EXPERIENCE
Bachelor's degree in finance, Accounting, Economics, Data Analytics, Business Administration, or a related field preferred; Equivalent experience will be considered. 1-3 years of experience in analytics, finance, accounting, utilities management, property management, asset management, or a related field. Strong analytical and critical-thinking skills; ability to interpret large data sets and identify key trends. Advanced proficiency in Microsoft Excel and reporting tools. Exceptional attention to detail and accuracy. Strong verbal and written communication skills with the ability to explain findings to operational and non-financial stakeholders. Ability to prioritize tasks and meet deadlines in a fast-paced environment.
PREFERRED QUALIFICATIONS
Experience in multifamily housing, manufactured housing, commercial real estate, or utility expense management. Familiarity with RUBS, submetering systems, utility billing platforms, or utility expense management software. Understanding of utility rate structures, energy procurement, and deregulated energy markets. Experience creating dashboards and business intelligence reports.
