Position Overview The Real Estate Vice President (or Director) of Development is responsible for managing the full cycle of luxury condominium and multifamily projects, from acquisition and design through construction and delivery. The role requires expertise in real estate market analysis, financial modeling, project management, and stakeholder coordination. This is a key leadership role that requires exceptional project management skills, financial acumen, and the ability to collaborate across disciplines to deliver projects that meet the company's financial, design, and quality standards. This role will be heavily focused on condominium projects. Your tasks Project Planning & Development:
Conduct feasibility studies to assess project viability. Collaborate with the Acquisition Team to conduct market assessments, site assessments, zoning assessments, and other due diligence related to site acquisition and development feasibility. Analyze and underwrite new multifamily and condo developments using complex financial modeling and market data analysis. Collaborate with architects, engineers, and consultants to create project designs that align with market demands, regulatory requirements, and underwritten metrics. Entitlement & Permitting:
Manage the entitlement process, including securing zoning approvals, variances, and necessary permits. Engage with municipal agencies, planning boards, and community stakeholders to obtain project approvals. Ensure compliance with local, state, and federal regulations throughout the development process. Financial Management:
Develop and analyze financial models, including pro forma statements, to determine project feasibility. Assist in securing project financing. Monitor budgets, construction costs, and cash flow projections to ensure financial viability. Project Execution & Construction Oversight:
Work closely with general contractors and construction teams to ensure projects are delivered with quality standards on time and within budget. Monitor construction progress, conduct site visits, and address any development challenges. Manage project schedules and mitigate risks that may impact delivery timelines. Stakeholder & Vendor Coordination:
Develop and maintain relationships with all internal and external stakeholders. Assist with investor presentations Participate or lead internal investment committee presentations for proposed projects/acquisitions. Negotiate contracts with consultants, architects, engineers, contractors, and vendors. Facilitate communication between internal teams, external partners, and regulatory agencies. Project Closeout & Asset Management Support:
Oversee project turnover to property management teams for lease-up and stabilization. Ensure successful completion of punch-list items and final inspections. Support asset management in optimizing long-term operational and financial performance of completed developments. Your qualifications Bachelor's degree in real estate, Business, Architecture, Engineering, or a related field. 7+ years of experience in real estate development for residential projects, with a strong focus on luxury condominium high-rise projects. Proven track record managing multifamily and/or condominium developments in Florida from inception through completion, with direct experience navigating local jurisdictions, permitting agencies, and construction teams. Knowledge of land acquisition, zoning, entitlements, condominium structuring / pre-sales, and construction processes. Proficiency in financial modeling, feasibility analysis, and underwriting. Strong understanding of construction processes, design management, and permitting. Excellent negotiation, communication, and leadership skills. Deep knowledge of local market dynamics, zoning, and entitlement processes. Proficiency in Microsoft Project, Excel, and other project management tools. Detail-oriented, analytical, and highly organized, with the ability to manage multiple priorities in a fast-paced environment. LEED or sustainability-focused development experience. Please note:
This position requires prior development experience in Florida. Candidates without direct Florida development and construction experience will not be considered.
