Vice President - Capital Markets & Strategic Finance Las Vegas, Nevada Position Summary A Las Vegas-based Developer/Homebuilder is seeking an experienced, highly motivated capital markets professional to lead the company's equity and debt capital-raising efforts across a diverse portfolio of real estate, land, development, and operating assets. The company controls significant landholdings and development opportunities in Nevada and Arizona, including large-scale entitled residential and master-planned community assets, development land, operating businesses, and other strategic real estate holdings. This position will be responsible for organizing and positioning these assets for investment, developing compelling capital-raising materials, identifying appropriate equity and debt sources, initiating and managing investor relationships, and ultimately helping structure and close transactions. The successful candidate will combine strong financial and analytical capabilities with the ability to tell an investment story, develop relationships, aggressively source capital, and move opportunities from initial introduction through due diligence and closing. This is a hands-on position. The individual will be expected to understand the underlying assets, assemble and organize the information necessary to present them effectively, identify the appropriate capital structure for each opportunity, and actively pursue investors and lenders. Primary Responsibilities Capital Raising & Transaction Execution Develop and execute strategies to raise equity and debt capital across the company's portfolio. Identify the appropriate capital structure for individual assets, projects, and company-level opportunities. Source institutional and private equity investors, family offices, private investment firms, real estate funds, developers, homebuilders, banks, private lenders, debt funds, and other capital providers. Establish and maintain an active pipeline of prospective capital sources. Initiate direct outreach and develop relationships with potential investors, lenders, and strategic partners. Coordinate investor presentations, meetings, property tours, management discussions, and follow-up. Manage transactions from initial introduction through term sheet, due diligence, negotiation, documentation, and closing. Work with ownership, legal counsel, accounting, consultants, lenders, and investors to facilitate successful transactions. Asset Positioning & Investment Strategy Develop a comprehensive understanding of the company's real estate, development, land, mining, and operating assets. Evaluate each asset to determine potential equity, debt, joint venture, recapitalization, monetization, or strategic investment opportunities. Help determine which assets should be financed individually and which may be grouped into broader investment opportunities. Identify opportunities to utilize landholdings as collateral for conventional or private debt financing. Develop capital strategies that balance near-term operating capital requirements with long-term asset value creation. Assist ownership in evaluating competing financing alternatives based on cost of capital, control, dilution, risk, timing, and strategic value. Investment Materials & Data Management Collect, organize, and maintain all information necessary to support capital-raising activities. Develop and manage organized electronic data rooms for individual assets and transactions. Coordinate financial, entitlement, engineering, market, development, operational, appraisal, environmental, legal, and ownership information. Prepare professional investor and lender presentations, offering decks, executive summaries, investment memoranda, asset summaries, and supporting exhibits. Work with internal and external consultants to develop financial models, development budgets, schedules, valuations, market analyses, and transaction structures. Maintain current asset summaries so investment opportunities can be presented quickly and accurately. Ensure that materials clearly communicate the investment thesis, asset value, development potential, risks, mitigation strategies, capital requirements, and anticipated returns. Investor & Lender Development Build and maintain a comprehensive database of prospective investors and financing sources.

Track investor interests, investment criteria, transaction status, next steps, and probability of closing. Key Objectives The primary objective of this position is to convert the company's significant asset base into strategic sources of capital.
Initial priorities will include:
Creating a comprehensive inventory and financial profile of company assets. Identifying assets capable of supporting additional debt financing. Developing investment opportunities around major land and development holdings. Preparing institutional-quality capital-raising materials. Establishing an organized and active investor/lender pipeline. Pursuing project-level equity, joint venture equity, preferred equity, land financing, and structured debt opportunities. Raising operating and development capital while preserving and maximizing the long-term value of the underlying assets. Moving qualified opportunities through negotiations and successfully closing transactions. Qualifications The ideal candidate will have meaningful experience in real estate capital markets, private equity, investment banking, commercial real estate finance, development finance, or a closely related field.
Preferred qualifications include:
7+ years of relevant real estate finance, investment, capital markets, lending, development, or private equity experience. Demonstrated experience raising equity and/or debt capital. Strong existing relationships within the real estate investment and lending community. Experience with large landholdings, master-planned communities, residential development, land development, homebuilding, or complex real estate assets is highly desirable. Ability to understand and communicate complex real estate and development opportunities. Strong financial modeling, underwriting, valuation, and investment-analysis skills. Experience preparing investment memoranda, investor presentations, financing packages, and transaction materials. Understanding of senior debt, private debt, mezzanine financing, preferred equity, joint ventures, land banking, and structured finance. Strong negotiating and transaction-management capabilities. Excellent written, presentation, and interpersonal communication skills. Highly organized and capable of managing multiple transactions and capital sources simultaneously. Entrepreneurial, persistent, resourceful, and comfortable working directly with company ownership and senior leadership. Ideal Candidate Profile This role is best suited for someone who is both analytical and transactional . We are looking for an individual who can take a complex portfolio of valuable assets, understand the underlying story, organize the information, develop the investment thesis, identify the right capital sources, make the calls, build the relationships, and close the transaction. The successful candidate will not simply manage inbound financing requests or coordinate outside brokers. This person will be expected to actively create opportunities. They should be equally comfortable reviewing a financial model, preparing an investor presentation, discussing land value and development strategy with ownership, presenting an opportunity to a family office or institutional investor, negotiating a term sheet, and managing the transaction through closing. About the Opportunity This landowner/developer/homebuilder controls a significant portfolio of strategically located real estate and development assets, including major landholdings in the Las Vegas market and Arizona. The portfolio provides a wide range of potential capitalization strategies, including development financing, land-secured debt, project-level joint ventures, strategic partnerships, preferred equity, private equity, and other structured investment opportunities. The position offers the opportunity to work directly with ownership and senior management and play a central role in establishing and executing the company's long-term capital strategy. This is not a traditional corporate finance position. It is an opportunity for an experienced dealmaker to help unlock the value of a substantial portfolio of real estate and operating assets. Position Full-Time | Las Vegas, Nevada Compensation will be competitive and commensurate with experience and may include a combination of base compensation and transaction/performance-based incentives.
