Full-Time | Exempt Opportunity Addison Properties is seeking a strategic leader to spearhead land acquisition efforts across one of the fastest-growing markets in the Midwest. As Vice President of Land Acquisition, you'll be at the forefront of identifying transformative development sites, negotiating complex deals, and driving the future of residential and mixed-use growth in the Columbus Metro area. Job Summary The Vice President of Land Acquisition is responsible for identifying, evaluating, and securing new land opportunities suitable for residential and mixed-use development. This role plays a critical part in the strategic growth of Addison Properties by sourcing properties, negotiating terms, and managing the entitlement and acquisition process from initial lead to closing. The position requires a blend of market insight, financial acumen, negotiation skill, and coordination across internal and external stakeholders. Primary Responsibilities
- Proactively source and evaluate land acquisition opportunities in target markets.
- Conduct thorough due diligence including zoning, environmental, title, and utility assessments.
- Determine land values through market comps, development trends, and competitive analysis.
- Lead negotiations and manage contracting for land acquisitions, ensuring favorable deal structures.
- Coordinate with internal and external Development and Engineering teams to facilitate entitlement, planning, and site feasibility efforts.
- Interface with municipalities, planning departments, and regulatory agencies to support zoning, permitting, and development approvals.
- Review and manage all aspects of purchase agreements, LOIs, and related legal documentation.
- Structure and manage joint venture agreements, partnerships, and option arrangements where applicable.
- Maintain strong broker, landowner, builder, and municipal relationships to support pipeline growth. Qualifications
Education:
- Bachelor's Degree in Business, Real Estate, Finance, Engineering, Construction Management, or a related field required.
Experience:
- Minimum of 5 years of relevant experience in land acquisition, real estate development.
- Strong understanding of real estate economics, entitlement processes, and market analysis.
- Demonstrated ability to structure and close complex transactions.
Additional Requirements:
- Valid Driver's License and ability to travel regionally as needed.
- Strong interpersonal, communication, and presentation skills.
- Highly organized and self-motivated, with a results-driven approach.
