Job Summary Viva Senior Living is seeking an experiencedRegionalEnvironmental Services Director (RESD) to provide leadership and operational oversight of Environmental Services across multiple senior living communities. The RESD is responsible for the overall performance of maintenance, physical plant, housekeeping, preventative maintenance, capital planning, vendor management, regulatory compliance, and departmental financial performance throughout the assigned region. This position requires a strong operational leader who can develop community Environmental Services Directors, manage multiple priorities, identify building and equipment risks before they become emergencies, and balance the needs of the physical plant with financial responsibility. The RESD works closely with Regional Operations, community Executive Directors/CEOs, and Environmental Services teams to ensure communities are safe, compliant, well maintained, and operating efficiently. Duties and Responsibilities Regional Leadership Provide regional oversight and direction to Environmental Services and Maintenance leaders across assigned communities. Assist CEO develop, coach, and hold community Environmental Services Directors accountable for department performance. Assist CEO with interviewing, hiring, onboarding, training, evaluating, and performance management of Environmental Services leadership. Establish clear expectations, priorities, and deadlines and follow through to ensure completion. Conduct routine community visits and physical plant inspections. Identify trends or recurring concerns across communities and develop corrective action plans. Support community leadership during significant building, equipment, staffing, or environmental services concerns. Ensure Environmental Services Directors are effectively leading their departments rather than relying on regional leadership to manage day-to-day operations. Financial Management Ensure Environmental Services departments operate within approved budgets. Review monthly financial performance and address unfavorable expense variances. Partner with Executive Directors/CEOs to identify opportunities to control maintenance, housekeeping, utility, and vendor expenses. Evaluate repair versus replacement decisions based on cost, equipment condition, useful life, and operational impact. Review significant vendor proposals and repair recommendations to ensure pricing and scope are appropriate. Obtain and compare competitive bids when appropriate. Identify opportunities for regional purchasing, vendor consolidation, and cost savings. Assist with development and management of annual operating and capital budgets. Maintain regional visibility of upcoming capital needs and prioritize projects based on safety, regulatory risk, operational impact, and financial need. Monitor capital projects for budget, timeline, and completion. Physical Plant & Preventative Maintenance Ensure the physical buildings are safe, properly functioning, well maintained, and presentable. Ensure effective preventative maintenance programs are in place and being completed at each community. Promote preventative maintenance rather than corrective or emergency repairs whenever possible. Conduct routine inspections of buildings, grounds, equipment, and major building systems. Monitor recurring work orders and equipment failures to identify root causes and long-term solutions. Ensure work orders are prioritized and completed timely. Maintain oversight of major building systems including HVAC, plumbing, electrical, generators, elevators, fire and life-safety systems, roofing, kitchen equipment, laundry equipment, and other critical systems. Identify aging equipment and potential capital needs before failure occurs. Ensure equipment, tools, and supplies are properly maintained, inventoried, and used appropriately. Vendor & Project Management Assist communities with selecting and managing outside contractors and vendors. Review scopes of work, proposals, pricing, and recommendations for significant repairs and projects. Hold vendors accountable for service, quality, responsiveness, and completion of work. Ensure projects are completed according to approved scope, timeline, and budget. Identify recurring vendor or service issues and recommend alternatives when necessary. Maintain appropriate oversight of significant repairs and capital projects from identification through completion. Regulatory Compliance & Life Safety Ensure compliance with applicable federal, state, and local regulations related to physical plant, environmental services, fire safety, and life safety. Ensure required inspections, testing, certifications, and documentation are completed and maintained. Participate in regulatory readiness, mock surveys, and community inspections. Assist communities with Plans of Correction related to Environmental Services or physical plant concerns. Monitor corrective actions through completion and verify continued compliance. Ensure exit doors, emergency systems, generators, fire and life-safety equipment, and other required systems are properly maintained and functioning. Maintain regional awareness of upcoming inspections, testing requirements, and regulatory deadlines. Housekeeping & Community Appearance Provide oversight of housekeeping operations and standards across assigned communities. Ensure communities maintain appropriate standards for cleanliness, sanitation, odor control, and overall appearance. Conduct routine inspections of resident areas, common areas, exterior grounds, and back-of-house areas. Partner with community leadership to address housekeeping staffing, productivity, supply usage, and performance concerns. Identify physical plant or appearance concerns that negatively impact resident satisfaction, family experience, or the community's ability to successfully tour and attract new residents. Emergency Response Provide regional support during significant building emergencies including power outages, HVAC failures, flooding, elevator outages, generator failures, severe weather, utility interruptions, and other physical plant emergencies. Coordinate with community leadership and vendors to establish immediate solutions and minimize disruption to residents and operations. Assist with emergency preparedness planning and follow-up after significant events. Qualifications Minimum of 5 years of progressive maintenance, facilities, physical plant, or Environmental Services leadership experience. Multi-site or regional leadership experience strongly preferred. Senior living, healthcare, hospitality, multifamily housing, or other regulated industry experience preferred. Strong knowledge of building systems, preventative maintenance, and life-safety requirements. Demonstrated experience managing operating budgets, capital projects, vendors, and contracts. Ability to understand financial reports, identify expense variances, and implement cost-control measures. Strong leadership skills with demonstrated ability to coach, develop, and hold department leaders accountable. Strong organizational and follow-up skills with the ability to manage multiple communities and competing priorities. Ability to evaluate problems, identify root causes, and develop practical solutions. Strong written and verbal communication skills. Ability to travel regularly throughout the assigned region. Ability to respond to significant community emergencies when needed. Pay:

$75,000.00 - $85,000.00 per year
