Vice President, Development & Construction Bahlmann Capital Group Brookline, MA Job Details Full-time $150,000 - $250,000 a year 21 hours ago Qualifications Strategic management Construction cost control Entrepreneurship Attention to detail Construction industry experience Forecasting Estimating construction project budgets Contracts Project contract management Commercial building projects Senior leadership Full Job Description About Bahlmann Capital Group Bahlmann Capital Group is a Boston-based real estate investment and development firm focused on acquiring and repositioning underutilized commercial properties, with a particular emphasis on self-storage and adaptive reuse. We are an entrepreneurial, hands-on team managing multiple active development and construction projects across Massachusetts, Rhode Island, and New York. As we continue to grow, we are looking for an experienced development and construction leader who can take ownership of projects from initial feasibility through completed construction and turnover. The Role We are seeking a Vice President of Development & Construction to serve as the senior owner-side lead for our development projects. This person will be involved from the earliest stages of a potential acquisition - helping evaluate construction feasibility, develop preliminary budgets, identify risks, and shape the execution strategy - and will remain responsible through design, permitting, preconstruction, construction, closeout, and turnover. This is not a replacement for the general contractor, architect, engineers, or other consultants . The VP will act on behalf of ownership, managing and coordinating those external teams and holding them accountable for budget, schedule, scope, and deliverables. The ideal candidate combines strong construction knowledge with development judgment, financial awareness, project management discipline, and an entrepreneurial mindset. Key ResponsibilitiesAcquisition & Pre-Development Evaluate potential acquisitions from a construction and development perspective. Develop and validate preliminary construction budgets during underwriting. Identify major physical, structural, environmental, zoning, utility, code, and constructability risks before acquisition. Help determine appropriate diligence scope and coordinate necessary consultants. Translate technical findings into clear recommendations, cost implications, and risk-adjusted decisions for the investment team. Participate in site visits and provide practical input on project feasibility, scope, schedule, and capital requirements. Due Diligence & Design Management Lead owner-side technical due diligence across structural, environmental, geotechnical, MEP, fire protection, accessibility, utilities, roofing, building envelope, and other relevant disciplines. Select, engage, and manage architects, engineers, consultants, and specialty vendors. Establish project scope and basis of design consistent with the investment thesis and construction budget. Challenge unnecessary complexity and over-design. Drive value engineering without compromising critical functionality, durability, code compliance, or long-term asset performance. Coordinate design development and ensure drawings are sufficiently complete and coordinated before construction. Entitlements & Permitting Lead entitlement and permitting strategy and execution. Coordinate with municipalities, zoning boards, building departments, fire departments, and other agencies. Manage outside zoning counsel, architects, engineers, and permitting consultants as required. Maintain clear permitting schedules and proactively address issues that could delay project delivery. Preconstruction & GC Management Develop and continuously refine owner-side construction budgets. Solicit, analyze, and compare GC and contractor proposals. Identify scope gaps, exclusions, allowances, contingencies, and pricing risks. Participate in GC selection and construction contract negotiations. Lead value engineering and budget reconciliation. Establish baseline project schedules, milestones, contingencies, and reporting processes. Help determine appropriate delivery method and contracting strategy for each project. Construction Execution Serve as the senior owner-side representative throughout construction. Manage the GC, design team, consultants, and vendors on behalf of ownership. Hold external teams accountable for schedule, budget, scope, quality, and deliverables. Participate in regular project and OAC meetings. Review construction progress, forecasts, change orders, RFIs, submittals, and major field issues. Closely manage change orders and project contingency. Track committed costs, projected final costs, and variances against budget. Identify schedule or budget issues early and drive practical solutions. Coordinate lender requirements, construction draws, reporting, and inspections as needed. Conduct regular site visits and maintain direct visibility into project progress. Escalate material issues to ownership with clear recommendations and proposed solutions. Project Closeout & Turnover Drive projects through final inspections, Certificate of Occupancy / Temporary Certificate of Occupancy, punch list, and completion. Oversee final closeout documentation, warranties, lien releases, as-builts, and final accounting. Coordinate turnover from construction to operations. Ensure building systems, security, access control, life-safety systems, elevators, signage, and other operational components are properly completed and commissioned. Conduct post-project reviews and incorporate lessons learned into future projects. Portfolio & Leadership Responsibilities Build scalable development and construction processes and team across the company. Create clear project dashboards covering budget, schedule, risks, decisions, and next milestones. Manage multiple simultaneous projects at different stages of development. Maintain and expand a strong network of GCs, architects, engineers, consultants, and specialty contractors. Bring practical construction insight into acquisition, underwriting, and strategic decision-making. Create meaningful leverage for the founders by taking ownership of project execution and solving issues proactively. Qualifications Approximately 8-15+ years of experience in commercial real estate development, construction management, owner representation, or related project execution. Strong understanding of commercial construction and the ability to effectively manage general contractors and design professionals. Experience managing construction budgets from early underwriting through project completion. Experience with adaptive reuse, industrial, self-storage, redevelopment, or other complex commercial projects strongly preferred. Strong understanding of design, permitting, preconstruction, construction contracts, budgeting, scheduling, and project controls. Demonstrated ability to manage multiple projects and outside teams simultaneously. Strong financial acumen and comfort working with development budgets, underwriting models, and pro formas. Ability to identify construction and development risk early and communicate it clearly. Strong negotiation and problem-solving skills. Highly organized, responsive, accountable, and detail-oriented. Entrepreneurial mindset and willingness to operate in a hands-on, fast-moving environment. Strong communication skills and ability to work directly with founders, lenders, investors, contractors, consultants, and municipal stakeholders. Greater Boston construction and development experience and an established local network are highly desirable. What We Are Looking For We are looking for someone who can see a project from both the owner's and builder's perspective . The right candidate should be able to walk a building before acquisition, quickly identify the important construction questions, develop a credible budget and execution strategy, manage the design and permitting process, negotiate intelligently with contractors, and then hold the project team accountable through final completion. We value people who are practical, commercially minded, proactive, highly organized, and comfortable taking ownership. Self-storage experience is helpful but not required . Strong commercial construction, adaptive reuse, industrial, or redevelopment experience is more important. Why Join Bahlmann Capital Group? High-impact leadership role with direct access to the founders. Opportunity to influence projects from acquisition through construction completion. Diverse pipeline of active development and adaptive-reuse projects. Entrepreneurial environment with meaningful decision-making authority. Opportunity to help build and shape the company's development platform as we grow. Competitive compensation with performance-based upside.
