POSITION SUMMARY
The Maintenance Manager is responsible for overseeing the daily maintenance operations of the property to ensure all building systems, equipment, and guest areas remain safe, functional, and well-maintained. This role supervises maintenance staff, coordinates repair projects, and ensures preventative maintenance programs are followed to support Coury Hospitality's commitment to exceptional guest experiences.
PRIMARY JOB DUTIES
Oversee daily maintenance activities for guest rooms, public areas, back-of-house spaces, and building systems. Ensure timely completion of work orders and maintenance requests. Troubleshoot and resolve issues involving HVAC, electrical, plumbing, and mechanical systems. Perform inspections of facilities to identify repair and maintenance needs. Implement and manage preventative maintenance schedules for equipment, systems, and property infrastructure. Ensure maintenance staff follow established preventative maintenance procedures. Maintain records of maintenance work, equipment repairs, and service history. Supervise and coordinate the activities of maintenance technicians and support staff. Provide training on safety procedures, equipment operation, and maintenance standards. Schedule staff shifts to ensure proper maintenance coverage. Ensure compliance with safety regulations, building codes, and company policies. Monitor fire safety systems, emergency equipment, and building safety procedures. Identify and address potential hazards throughout the property. Work with external vendors and contractors for specialized repairs or maintenance projects. Monitor contractor work to ensure quality and compliance with property standards. Assist with coordinating renovation projects and facility upgrades. Assist with maintenance, budgeting, and cost control. Monitor and maintain inventory of tools, equipment, and maintenance supplies. Recommend equipment replacements or upgrades when necessary. Work closely with Housekeeping, Front Office, and Food & Beverage teams to address maintenance needs quickly. Support operational departments to ensure guest satisfaction and smooth daily operations. Additional tasks and responsibilities may be assigned at the discretion of the manager. Furthermore, tasks and responsibilities may be added or revised based on the volume of business and the need for the work to be completed at the present time.
KNOWLEDGE, SKILLS AND ABILITIES
High school diploma or equivalent required; technical certification or trade training preferred. 4-6 years of maintenance or engineering experience in hospitality, facilities, or property management. Prior supervisory experience preferred. Strong knowledge of HVAC, electrical, plumbing, and general building maintenance. Strong troubleshooting and problem-solving abilities. Excellent organizational and leadership skills.
PHYSICAL DEMANDS
Ability to lift up to 50 pounds regularly. Frequent standing, walking, bending, climbing, and lifting. Ability to work in mechanical rooms, rooftops, and confined maintenance areas. Ability to respond to emergency maintenance situations when needed. This job description is not intended to create a contract of employment.
