Responsible for understanding in Mechanical, Electrical, and Plumbing (MEP) design concepts, estimating and construction basics. Dedicated to a market/region and supports the project preconstruction and operations team members. Provides industry and commissioning knowledge and expertise as an in-house resource for associates and clients.PRIMARY RESPONSIBILITIES
Project Development Attends industry events to identify and speak to commissioning challenges and opportunities. Pre-Design Phase Facilitates development and documentation of the OPR. Assists Commissioning Team with takeoffs or verifying quantities and amounts of commissioned equipment and systems. Design Phase Reviews construction drawings, O&M documentation, maintenance records etc., to identify optimal and innovation solutions, potential commissioning challenges and opportunities. Develops and manages checklists to aid installers understanding pertinent information of the OPR to ensure long-term operations such as equipment and assembly verification, preinstallation and installation checks. Develops and updates commissioning plans that identify processes and procedures necessary for a successful project including systems and assemblies to be verified and tested, schedules, roles and responsibilities, documentation and reporting requirements and communication protocols. Utility Analysis and Interviews Reviews and analyzes utility bills and benchmark. Insert & update final investigation report. Conducts interviews with Occupants & Operators of the buildings and develop formal documentation. Construction Conducts and documents CxP team meetings as well as defines roles and responsibilities to project teams. Reviews submittals specific to the project to verify adherence to the OPR. Verifies CxP activities are integrated into the project schedule. Develops, updates, and executes pre-functional and functional test procedures for a variety of equipment to be commissioned that included participants, prerequisites, step-by-step instructions, list of instrumentation, tools and supplies required and an indication of what observations or measurements must be recorded. Develops scope and format for the systems manual with all the information needed to understand, operate, and maintain the systems and assemblies to inform those not involved in the design and construction process. Attends site reviews on a regular process to ensure that the installed systems and assemblies comply with the OPR. Occupancy & Operations Phase Creates and develops the equipment inventory list, analyze equipment condition and update the modified capital reserve study. Establishes and reviews equipment and system trends for performance, schedule and setpoints and verify compliance with the CFR. Develops, updates and helps project team to resolve issues log. Develops and documents issues and potential measures to improve system operation, improve occupant comfort, or improve the way the facility is managed. Develop the project final report. Schedules and manages testing of equipment systems and assemblies that were not able to be tested during construction. Verify training materials, times and attendees as well as any manufacturer training manuals and electronic media. Assists project team with troubleshooting as required. Analysis and Corrective Action Phase Develop a list of measures that are in compliance to the CFR. Develop energy savings calculations, implementation costs, and calculate simple payback on each of the identified measures. Develop the project investigation report. Conduct investigation report presentation, providing valuable insights and updates to support effective collaboration with the stakeholders. Manage trade partners through the implementation process of the approved measures. Contribute to the development, updating, and execution of functional testing to validate the function of the implemented measures. Relationships Builds new and retains established relationships with trade partners and consultants by attending industry events. Works with internal operation team and external design and engineering partners to build relationships.MINIMUM QUALIFICATIONS
Bachelor's degree in Architectural, Structural, Civil or Construction Engineering or Bachelor's degree in Construction Science or Management or equivalent. 5+ years experience as design engineer/consultant or trade partner preconstruction, management, or operations. Knowledge of MEP and construction terminology and construction procedures. Analytical, problem-solving and decision-making skills. High-level of time management and prioritization. Able to build new and retain relationships with trade partners and consultants by attending industry events. Able to work with a variety of internal and external clients.WORKING CONDITIONS
