Ryan Companies is hiring a Maintenance Engineer to preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Cedar Rapids commercial property. Participation in an on-call rotation is a requirement of this position.

What you will do:

Perform preventive maintenance duties on building equipment and systems as scheduled Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property Respond to, evaluate, and complete tenant service work orders in a timely and professional manner Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily. Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily Ensure Fire/Life/Safety equipment is performing as designed Participate in on-call, after-hours, and weekend work when necessary Complete all Ryan Companies required training and safety programs Provide exceptional customer service and exceed expectations Lead by example in alignment with the Ryan values with staff and co-workers Possess a proactive and collaborative, solution-oriented approach Is self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner. Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheets

Who you are:

Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions Ability to prioritize workload while remaining flexible to a changing environment Comprehensive knowledge of energy management systems Proficiency with Microsoft Office and computerized maintenance management systems Excellent customer service skills

You will really stand out if you have:

2+ years of experience in the operation of commercial buildings and equipment. High School Degree or equivalent. Two-year technical degree or equivalent. Hold regional or locallicensing/certificationsto operate a building. Participate in on-call, after-hours and weekend rotation. Basic computer skills. Excellent verbal communication skills and a helpful attitude when interacting with building occupants. Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs. Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.

Preferred Qualifications:

Universal

CFC, SMA, SMT, LEED

certification, others as applicable preferred. Microsoft 365 Software experience
