Carnegie Mellon University's department of Facilities Management is seeking a highly organized Specialist of Engineering Services to oversee the strategic operation and maintenance of critical campus assets, with a specialized focus on elevator systems and vertical transportation. You will drive operational excellence through the implementation of robust preventative maintenance programs and vendor oversight and leverage data analytics to track system performance and lead continuous improvement initiatives that minimize campus disruptions. Supervise the execution and administration of the elevator maintenance contract and other adjacent programs using Maximo CMMS software and Tableau for data analytics. Track the downtime of elevators and identify patterns to inform maintenance, repair, and replacement decisions. Maintain a database of all state-required inspections and certifications. Troubleshoot facility and asset problems to ensure continuous operation. Respond to requests for facility assistance and coordinate with appropriate personnel to resolve emergencies related to elevators and other assets. Implement and oversee the preventative maintenance program for various assets by strategically scheduling tasks and delegating them to qualified team members and/or contractors. Ensure the timely execution of internal inspections, external regulatory inspections, and preventative maintenance activities. Track the accumulation of late preventative maintenance orders and ensure immediate daily service and emergency response. Manage contracts related to asset maintenance, including electrical, plumbing, HVAC, and elevators. Write scopes of work for equipment maintenance contracts, play an integral role in the Request for Proposal process, oversee contractor adherence to requirements, and approve all invoices. Oversee contracted maintenance work to ensure timely performance, warranty fulfillment, and proper documentation. Conduct surveillance activities over maintenance operations performed by private contractors for elevators, air compressors, and other facility assets. Review project plans and specifications for workability, inform contractors of requirements, and supervise operations to ensure conformance. Prepare specifications and necessary contract modifications for various facility systems. Visit job sites while work is in progress and upon completion to verify adequacy and ensure user requirements are met. Manage operating budgets and project funds, ensuring proper expenditure. Report on maintenance, repair, and overhaul budget activities for assets such as elevators, compressors, and grease traps. Recommend facilities repairs and improvements for annual budget inclusion. Prepare analyses of maintenance and construction projects to determine costs and potential savings, and submit findings for funding prioritization. Work within the FMS business management system, policies, and procedures. Plan, develop, and implement new methods and procedures designed to improve operations, minimize costs, and better utilize labor and materials. Lead continuous improvement initiatives. Excellent communication skills in person, via email and at various levels within the organization. Ability to work effectively with peers and professionally manage interactions with challenging customers. Strong interpersonal and customer service skills. Ability to present in small or large groups and develop written business cases and proposals. Ability to work independently, make appropriate decisions as to when additional help is needed to correct issues, and report activity in writing and verbally. Ability to collaborate in a positive manner with staff, contractors and the campus community at all levels of the organization. Ability to meet deadlines, work under pressure and with frequent interruptions. Ability to pay close attention to detail; keep and maintain accurate and detailed reports and records. Ability to prioritize work and handle multiple tasks simultaneously. Ability to understand and follow strategic direction from divisional leadership.Qualifications:
High school diploma or equivalent. 5 years of related experience. Physical capability to perform visual machinery and building inspections, frequently walk up and down stairs, and get on hands and knees to access difficult areas.Preferred Qualifications:
3-5 years of trade or facilities maintenance experience. Experience with contract management. Proficiency in computer applications such as MS Office, Gmail, Data Analytics Software, and Excel pivot tables. Familiarity with Computerized Maintenance Management Systems (CMMS), preferably Maximo. Understanding of Building Automation Systems (BMS). A combination of education and relevant experience from which comparable knowledge is demonstrated may be considered.Requirements:
