Job Description

Senior Commissioning AgentPosition OverviewWe are seeking an experienced Senior Commissioning Agent to lead commissioning activities for commercial projects, with a strong focus on HVAC systems and building controls. The Senior Commissioning Agent will ensure mechanical, electrical, and control systems are designed, installed, and functioning to meet owner requirements, energy goals, and industry standards. This role involves project leadership, field testing, documentation, and coordination with design teams, contractors, and clients to deliver successful project acceptance and handover.

Key ResponsibilitiesLead and manage the commissioning process from pre-design through occupancy and warranty period for commercial building projects.

Develop and implement project-specific commissioning plans, testing procedures, and functional performance test (FPT) protocols for HVAC, controls, and associated building systems.

Perform and document on-site inspections, system start-ups, functional testing, and troubleshooting of HVAC systems, building automation systems (BAS), and related equipment.

Coordinate and communicate with owners, design engineers, contractors, subcontractors, and project managers to resolve deficiencies and verify corrective actions.

Prepare clear, detailed commissioning reports, systems narratives, deficiency logs, test data, and final certification documents for handover to owners.

Lead or mentor commissioning teams and subcontracted technicians; assign tasks, review deliverables, and ensure quality and safety at job sites.

Verify installation and sequence of operations against design intent, specifications, and applicable codes/standards (ASHRAE, local codes).Support training sessions for operations and maintenance staff, and provide input for O&M manuals and start-up procedures.

Review design documents and submittals during design and construction phases to identify potential commissioning issues and propose solutions.

Track commissioning schedules and budgets, and participate in project meetings to represent commissioning activities and status updates.

Identify opportunities for energy optimization and implement measures verified during commissioning to improve system performance and reliability.

QualificationsMinimum of 7 years of hands-on commissioning experience on commercial projects, including significant HVAC and controls commissioning.

Commissioning accreditation such as Certified Commissioning Authority (CxA), AABC, NEBB, or equivalent preferred.

Strong knowledge of HVAC systems, controls/BAS, refrigeration, air-side and water-side systems, ductwork/airflow testing, and related diagnostics.

Proven ability to develop and execute functional performance tests, produce clear test reports, and document corrective actions.

Familiarity with industry standards and codes (ASHRAE standards, SMACNA, local building codes) and energy performance principles.

Experience with common field test instruments (e.g., manometers, airflow hoods, dataloggers, multimeters) and BAS tools and software.

Excellent verbal and written communication skills, with experience liaising with clients, design teams, and contractors.

Strong problem-solving skills, attention to detail, and the ability to work independently and lead multidisciplinary teams.

Willingness to travel to project sites, valid drivers license, and ability to work occasional extended hours during commissioning phases.
