This position is responsible for preventive and corrective maintenance, monitoring building systems, coordinating with vendors, and providing responsive service to tenants and property management. The ideal candidate has broad commercial building maintenance experience, strong troubleshooting skills, and a demonstrated commitment to customer service and pride in property. Key Responsibilities Perform general building maintenance, including basic plumbing, electrical work, carpentry, painting, locksmithing, and repairs to doors, locks, and door closers. Replace light bulbs, air-handling unit filters, and other routine building components. Conduct daily mechanical room rounds and monitor building equipment for proper operation. Complete preventive maintenance work orders and maintain accurate records within the building's maintenance management system. Monitor the Energy Management System and Building Automation System (EMS/BAS), including temperature setpoints, equipment schedules, and system alarms. Identify defective equipment, perform repairs when appropriate, and provide repair or replacement recommendations to the Senior Property Manager. Serve as the primary onsite contact for vendors performing work at the properties. Program and maintain electronic access-control systems for doors and building entry points. Perform property inspections and prepare accompanying reports. Submit weekly work logs and mechanical reports documenting completed work and outstanding items. Maintain mechanical rooms, electrical closets, and telecommunications/data rooms in first-rate condition, including painting and cleaning as needed. Assist with energy-conservation projects and other operational initiatives. Assist in obtaining estimates for maintenance repairs and projects. Pick up trash and debris as needed and demonstrate a strong sense of "Pride in Property." Attend meetings as requested. Respond to building emergencies as part of the position's 24/7 on-call responsibilities. Take on additional responsibilities and assignments as property needs evolve. Qualifications Minimum of five years of commercial building maintenance experience. High school diploma or equivalent and technical school certification. Working knowledge of commercial HVAC, electrical, plumbing, building equipment, and automated controls. Previous experience with electronic access-control systems. Ability to perform general maintenance tasks, including changing light bulbs, reading electrical meters, light carpentry, painting, and basic locksmithing. Ability to perform work in accordance with applicable governmental and regulatory requirements, including EPA and OSHA standards. Demonstrated history of exceptional customer service and positive tenant relations. Strong written and verbal communication skills. Professional appearance and willingness to wear a uniform. Ability to lift and carry up to 50 pounds and safely climb ladders. Valid state-issued driver's license, access to a personal vehicle, and willingness to travel to various assignments. Availability to respond to building emergencies outside normal business hours. Willingness to complete a pre-employment background check.
