Mechanical BIM Designer Job Description This role focuses on developing and coordinating detailed BIM models for mechanical and electrical systems on large-scale commercial and industrial projects, including advanced manufacturing and semiconductor facilities. The Mechanical BIM Designer interprets construction drawings, supports preconstruction and estimating efforts, and collaborates closely with project teams to ensure accurate scope definition, quantity takeoffs, and coordinated design deliverables. Responsibilities Interpret and analyze KTA (Issued for Construction - IFC) drawings to support electrical scope development and coordination. Perform detailed electrical quantity takeoffs in alignment with established Bill of Quantity (BoQ) standards and processes. Collaborate with preconstruction, estimating, and project teams to validate scope, identify gaps, and ensure accuracy in bid submissions. Develop, update, and manage BIM models for electrical and mechanical systems using Revit, ensuring compliance with project specifications and client requirements. Use BIM tools to perform clash detection and coordinate with other trades, resolving conflicts before construction. Review and annotate drawings and documents in Bluebeam to support markups, revisions, and collaborative review with project stakeholders. Support CAD drafting efforts to supplement design documentation and field requirements as needed. Participate in coordination meetings with internal teams, clients, and subcontractors to resolve design, constructability, and sequencing issues. Maintain organized digital documentation, models, and workflows across multiple platforms to ensure traceability and version control. Assist in the coordination of piping and sheet metal scopes within the BIM environment to ensure integrated mechanical system layouts. Support VDC/BIM and preconstruction teams with model-based workflows, providing accurate information for planning, estimating, and construction sequencing. Essential Skills Proven experience working on semiconductor, advanced manufacturing, or similar large-scale industrial projects, including familiarity with BoQ processes. Strong ability to read, interpret, and work from
KTA / IFC
drawings with minimal oversight. Advanced proficiency in Revit for BIM modeling of mechanical and electrical systems. Proficiency with BIM tools for clash detection and coordination between trades. Proficiency in AutoCAD or similar CAD platforms for drafting and design support. Proficiency in Bluebeam for document management, markups, and collaborative review. Solid understanding of electrical systems, layouts, and construction sequencing. Experience with BIM coordination and model-based workflows in a construction environment. Ability to manage multiple priorities in a fast-paced, deadline-driven environment. Strong communication skills with the ability to interface effectively with both technical and non-technical stakeholders. Additional Skills & Qualifications Background in mechanical engineering, construction management, or a related field. Experience supporting preconstruction, estimating, or VDC/BIM teams on large-scale commercial or industrial builds. Familiarity with semiconductor facility requirements, cleanroom construction, or mission-critical environments. Experience coordinating piping and sheet metal scopes within BIM models. Knowledge of Bill of Quantity (BoQ) methodologies and standards. Familiarity with ISO-related documentation or standards in a construction or manufacturing context. Work Environment The Mechanical BIM Designer works in a collaborative, technology-driven environment that supports large-scale commercial, industrial, and advanced manufacturing projects. The role involves extensive use of Revit, BIM coordination tools, AutoCAD, and Bluebeam within a digital workflow, with frequent interaction across preconstruction, estimating, project management, and field teams. Work is typically performed in an office or hybrid setting with a strong emphasis on coordination meetings, digital model reviews, and documentation management. The environment is fast-paced and deadline-driven, with a focus on precision, constructability, and alignment with stringent requirements common to semiconductor facilities, cleanrooms, and other mission-critical projects. Job Type & Location This is a Contract to Hire position based out of Taylor, TX. Pay and Benefits The pay range for this position is $35.00 - $55.00/hr.
