Job Description
Good clarification. That changes the tone of a few sections. Here's the updated version. Civil Engineer / Project Manager Kairos Foundation Group | Austin, Texas Full-Time or Contract | Competitive Compensation | Equity Consideration for the Right Candidate About Kairos Foundation Group Kairos Foundation Group is a deep foundation specialty firm built for the projects everyone else says are too difficult. We engineer and manage deep foundation solutions for complex sites across Central Texas, luxury hillside construction, commercial development, municipal infrastructure, and everything in between. We are not a general concrete contractor. We are the company that builds where others can't. We are in active growth mode, building our project pipeline ahead of equipment acquisition. This is a ground-floor opportunity to join a founding-stage company with an experienced leadership team, a strong network across the Austin development market, and a clear path from managed subcontract operations to fully owned equipment and crews. The Role We are looking for a Civil Engineer / Project Manager who thrives at the intersection of technical depth and client relationships. In this phase of our growth, we are delivering deep foundation work through qualified drilling subcontractors while we build our owned equipment pipeline. Your job is to win the work, price it correctly, manage the subcontractors who execute it, and make sure every project reflects the Kairos standard. You will work directly alongside the founding team. Your technical credibility is what converts a builder relationship into a signed contract, and your project management keeps that relationship for the next one. What You Will Do Estimating and Proposal Development Review geotech reports and structural drawings to determine appropriate foundation methods Develop accurate quantity takeoffs, cost estimates, and bid packages incorporating subcontractor pricing Prepare detailed proposals for drilled shafts, caissons, rock drilling, micropiles, and CFA applications Respond to RFPs and RFQs from commercial developers, luxury builders, and municipal clients Build and maintain a qualified subcontractor network for drilling and foundation installation across Central Texas Subcontractor and Project Management Serve as owner's representative and project manager on all subcontracted foundation work Source, qualify, and manage drilling subcontractors appropriate to each project's method and ground conditions Coordinate with geotechnical engineers, structural engineers, and drilling subcontractors throughout project execution Manage project schedules, budgets, submittals, and RFIs Ensure quality control and documentation on all active projects Represent Kairos on site during critical phases of foundation installation Client-Facing Engineering Consultation Conduct pre-construction site feasibility assessments for developers and builders Translate geotech reports into plain-language cost and method recommendations Participate in pre-construction meetings with architects, engineers, and owners Build and maintain relationships with structural and geotechnical engineering firms across the Austin metro Business Development Support Support the founding team in identifying and pursuing new project opportunities Attend industry events, builder meetings, and engineering networking functions Contribute technical content to proposals, marketing materials, and capability statements What You Bring Required Bachelor's degree in Civil Engineering or related field 3+ years of experience in foundation engineering, geotechnical engineering, or heavy civil construction Working knowledge of drilled shaft, caisson, and deep foundation methods Ability to read and interpret geotech reports, structural drawings, and site plans Experience sourcing and managing subcontractors in a construction or specialty contracting environment Strong written and verbal communication skills. You can explain a bearing capacity issue to a luxury builder without losing them. Experience developing cost estimates and construction proposals Texas PE license or actively pursuing licensure preferred Strongly Preferred Familiarity with Central Texas geology: Austin Chalk, Taylor Marl, expansive clay, limestone, caliche Experience with Kelly drilling, CFA, or micropile systems Prior experience as an owner's representative or construction manager Existing relationships with foundation drilling subcontractors in the Texas market Bilingual English/Spanish is a plus Who You Are You are technically sharp and client-ready in the same meeting You are comfortable in a startup environment where your role will grow as the company grows You take ownership. You do not wait to be told what needs to happen on a project. You understand that in a founding-stage company, everyone sells You know how to manage subcontractors to a standard, not just a schedule Compensation Competitive base salary or contract rate commensurate with experience Performance-based incentives tied to pipeline development and project delivery Equity consideration available for the right candidate at the right level of commitment Flexibility in structure for the right fit. Full-time, part-time, or project-based engagement during Phase 1. Why Kairos Most deep foundation companies have equipment and no pipeline. We are building the pipeline first. That means the person who joins us now walks into a business development engine backed by one of the strongest construction and development networks in Austin, a founding team with 25+ years of combined experience across capital markets, construction, real estate, and enterprise operations, and a strategic plan that puts equipment acquisition behind contracted backlog, not in front of it. Every project you deliver in this phase becomes the case study, the reference, and the relationship that justifies our first owned drilling rig. You are not just managing jobs. You are building the proof of concept. You will not be employee number 47. You will help define what this company becomes. Kairos Foundation Group is an equal opportunity employer.
