Job Description

The Surveyor II is responsible for performing and coordinating field and office survey activities in support of civil engineering projects. This role applies established surveying principles and practices to collect, analyze, and interpret spatial data for use in planning, design, and construction. Working both independently and as part of a project team, the Surveyor contributes to boundary, topographic, construction, and as-built surveys while ensuring accuracy, quality, and compliance with applicable standards and regulations. The position requires proficiency with modern surveying equipment and software, as well as the ability to mentor junior staff, communicate effectively with project managers and clients, and support project delivery within scope, schedule, and budget. The Surveyor demonstrates a strong understanding of field procedures, data processing, and documentation, while continuing to build technical expertise and professional credentials. This position will report directly to the Senior Surveyor. Essential Job Responsibilities Perform a variety of field surveys, including boundary, topographic, construction stakeout, and as-built surveys, in support of civil engineering projects. Operate and maintain surveying equipment such as total stations, GPS/GNSS receivers, data collectors, and levels to ensure accurate data collection. Review project plans, deeds, plats, and prior survey data to prepare for fieldwork and verify survey requirements. Process and analyze field data using surveying and CAD software to produce accurate maps, plats, and supporting documentation. Assist in the preparation of survey deliverables, including boundary surveys, ALTA/NSPS land title surveys, topographic maps, and construction layouts. Ensure all survey work meets applicable regulatory standards, company procedures, and quality control requirements. Coordinate daily field activities with project managers, engineers, and other team members to support project schedules and objectives. Provide guidance and oversight to Surveyor I staff or field technicians, including training on equipment use, field procedures, and safety practices. Perform field calculations, verify control points, and ensure proper documentation of survey data and field notes. Identify and resolve routine field and data discrepancies, escalating complex issues as needed. Maintain accurate records of survey activities, including field notes, sketches, and digital files. Adhere to all safety policies and procedures while working in the field and around active construction sites or roadways. Communicate effectively with clients, contractors, and property owners in a professional manner during field operations. Support continuous improvement efforts by recommending efficiencies in survey methods, workflows, and technology use. Skills/Knowledge Associate's or Bachelor's degree in Surveying, Geomatics, Civil Engineering, or a related field preferred. Equivalent combination of education and relevant work experience in land surveying may be considered in lieu of a degree. Coursework or training in surveying principles, mapping, CAD, and geospatial technologies is highly desirable. Progress toward professional licensure (e.g., Surveyor-in-Training (SIT) or Fundamentals of Surveying (FS) certification) preferred. Ongoing continuing education and training in surveying technology, software, and industry standards expected. Working knowledge of land surveying principles, including boundary analysis, topographic surveying, construction layout, and geodetic control. Proficiency in the use of modern surveying equipment, including total stations, GPS/GNSS systems, data collectors, and digital levels. Experience with survey data processing and drafting software (e.g., AutoCAD Civil 3D or similar platforms). Ability to interpret engineering plans, construction drawings, deeds, plats, and legal descriptions. Understanding of coordinate systems, datums, and basic geodesy concepts. Knowledge of applicable local, state, and industry standards, including
ALTA/NSPS
survey requirements. Strong mathematical skills, including geometry and trigonometry, as applied to surveying calculations. Ability to perform accurate field measurements and ensure data quality and completeness. Familiarity with field-to-finish workflows, including data collection, processing, and final deliverable preparation. Effective problem-solving skills to identify discrepancies in field data and resolve routine survey challenges. Ability to work independently in the field while also collaborating effectively with project managers, engineers, and team members. Strong organizational skills with attention to detail in maintaining field notes, records, and digital files. Effective verbal and written communication skills for interacting with team members, clients, and the public. Ability to mentor and provide guidance to junior staff or field technicians. Working knowledge of safety practices and procedures related to fieldwork, including working near roadways and active construction sites. Commitment to ongoing professional development and progression toward licensure or certification, as applicable. Physical Requirements - Work Environment Split work environment between outdoor fieldwork and indoor office settings. Fieldwork performed on construction sites, roadways, undeveloped land, and other project locations, often in physically demanding conditions. Exposure to environmental elements such as dust, noise, insects, and varying terrain. Office work includes data processing, drafting, and preparation of survey deliverables using computer software. Collaboration with engineers, project managers, and other survey staff in a team-oriented environment. Interaction with clients, contractors, and the public during field operations. Adherence to safety protocols, including use of personal protective equipment (PPE) such as high-visibility clothing, hard hats, and safety boots. May require flexible scheduling, including occasional overtime or weekend work, to meet project deadlines.
