Job Description

Universal Field Services, Inc. Utah (Field-Based / On-Site) Full-Time Job Summary Universal Field Services is seeking experienced Senior Right of Way Agents to support land acquisition and right of way activities for utility and infrastructure projects throughout Utah. This position requires strong negotiation skills, title research experience, and the ability to effectively communicate with landowners while managing multiple parcels and project deadlines. Responsibilities Conduct right of way acquisition activities and negotiations with landowners. Read, interpret, and analyze maps, plats, surveys, title reports, and construction drawings. Research public records to identify ownership and determine property interests. Prepare right of way and acquisition documentation. Prepare affidavits, including Descent and Distribution, Identity, Use, and Adverse Possession affidavits. Plot and interpret legal descriptions from public records. Maintain accurate parcel files and detailed records of all landowner contacts. Explain acquisition processes and project requirements to property owners and stakeholders. Coordinate with project teams, title agencies, surveyors, appraisers, and legal representatives. Assist with condemnation preparation when required. Secure county, state, and federal permits as needed. Appear as a witness in litigation or court proceedings when required. Ensure all project documentation is completed accurately and submitted on schedule. Qualifications Required Good understanding of real estate principles, title research, and property rights. Experience with landowner negotiations and acquisition processes. Ability to read maps, plats, surveys, and construction drawings. Excellent communication, organization, and recordkeeping skills. Proficiency with Microsoft Office applications. Preferred Utility, pipeline, transmission, renewable energy, or infrastructure project experience. IRWA coursework or certifications. Condemnation and permit acquisition experience. What We're Looking For The ideal candidate is a self-motivated Right of Way professional who can work independently in the field, build positive relationships with landowners, and successfully manage acquisitions from initial contact through project completion.
