Community:
Summit Real Estate Management, Inc. is seeking an experienced On-Site Manager for a well-established 196-unit 55+ residential community in King City, Oregon.
Position Overview:
The On-Site Property Manager is responsible for the daily operations, leasing, resident relations, and overall management of the property. This role requires a hands-on professional who can balance administrative responsibilities with light maintenance coordination and strong customer service.
Key Responsibilities:
  • Ensure data integrity of all marketing materials that are printed and published
  • Oversee market and lease efforts to confirm all inquiries are responded to within 24 hrs. both by phone and online including responding to phone and online inquiries promptly
  • Oversee rental applications processing and ensure compliance with screening criteria
  • Prepare, review, and execute leases and related documentation
  • Ensure strict adherence to Fair Housing laws at all times
  • Collect rent, monitor delinquencies, and coordinate notices when necessary
  • Conduct move-in/move-out inspections and complete turnover documentation
  • Manage unit turnovers, including cleaning, repairs, and rekeying
  • Maintain accurate records and submit required documentation within deadlines
  • Perform regular property inspections and identify maintenance needs
  • Respond to resident concerns and maintain positive resident relations
  • Handle emergency situations and be available for on-call responsibilities
  • Ensure all invoices are properly documented with PO numbers and processed in accounting software
  • Maintain oversight of purchase orders, budgeting, and tenant ledger accounting accuracy
  • Ensure all work orders are properly documented by maintenance staff
  • Provide leadership, coaching, and performance feedback to staff, including corrective documentation when needed
Qualifications:
  • Minimum 5+ years of property management experience required
  • Minimum 2 years of experience managing a 55+ community required
  • Minimum 2+ years of leadership experience managing a team of 5+ employees
  • Experience with weekly reporting to upper management
  • Strong understanding of budgeting, purchase orders, and accounting practices related to tenant ledgers
  • Strong knowledge of landlord-tenant laws and Fair Housing regulations
  • Proficiency with property management software, especially Appfolio and Microsoft Office
  • Excellent communication, organization, and problem-solving skills
  • Ability to work independently and manage multiple priorities
  • Professional demeanor with a strong sense of accountability
  • Valid driver's license, reliable transportation, and proof of insurance Schedule
  • Full-time, up to 40 hours per week
  • Schedule may include weekends and flexible hours for showings
  • On-call availability required for emergencies Physical Requirements
  • Ability to walk property frequently, climb stairs, and perform light physical tasks

The role requires a balance of administrative expertise, resident interaction, and hands-on property oversight. Must be able to pass a background and drug test.
