Job Overview Have you worked in the Apartment Industry as a maintenance tech for a year or more? We are a small, well‑established property management company with over 40 years in business. We are seeking a self-motivated professional comfortable with independent work, an on-call schedule, ready to jump in and do flooring or other items if the vendors cannot get there and completing items on a deadline. The ideal candidate will be responsible for ensuring the smooth operation of our facility through proactive maintenance and repair of equipment, systems, and structures. This role requires a strong understanding of various maintenance disciplines, including electrical work, plumbing, and building maintenance. The Maintenance Technician will also play a key role in providing excellent customer service for our residents and ensuring their satisfaction. Responsibilities On-Call is a non-negotiable requirement. Perform routine inspections and preventive maintenance on units, equipment and systems to ensure optimal performance. Troubleshoot and repair electrical, heating systems, including wiring, lighting, appliances and circuit breakers. Maintain accurate records of maintenance activities using company forms and property management system. We use App Folio. Read and interpret schematics to diagnose issues effectively. Conduct residential painting tasks to maintain aesthetic quality in living spaces. Collaborate with property and operations managers to complete projects efficiently and effectively. Provide exceptional customer service by addressing resident concerns promptly and professionally. Assist with sister property if needed. (Rare but it does happen) Turn units within 7 business days.
Including but not limited to:
Trash out, Painting, Repairs, Calling and Scheduling Appliance deliveries or flooring installation and Cleaning. Maintaining cleanliness of grounds and buildings.
Winter maintenance:
some walkway snow removal; salting, sanding etc.
Spring - Fall maintenance:
Mow and weed eat grounds, pick up grounds, branches, trash, removal of large items, sofas, etc. Service equipment in a proactive fashion. Able to lift 50 lbs. Other duties as assigned Skills Proficiency with filling out forms for tracking maintenance tasks and schedules. Extensive knowledge of apartment maintenance practices. Electrical expertise with the ability to troubleshoot various systems. Leadership abilities to guide team members in completing tasks safely and efficiently. Capability to think outside the box. Ability to read schematics accurately for effective troubleshooting. Experience in residential and apartment painting techniques for maintaining property aesthetics. Ability to work with a team or solo. Excellent customer service skills with a focus on resident satisfaction. Job Type:
Part-time • Spring, Summer and Fall Schedule. Monday - Friday, 9:00 am -1:00 pm, 20 hours a week. Time is
Flexible:
As long as hours are between 8 AM and 4 PM. • Pay is Bi-Weekly - We use Bangor Payroll - 1st Check is paper and then goes Direct Deposit. • Winter schedule can include weekends and holidays going by storms
