POSITION SUMMARY
The Exterior Services Manager will play a dual role: estimating project costs and deliverables for the sales team in the proposal process, and overseeing successful project execution. The Exterior Services Manager is responsible for estimating, overseeing the daily operations, growth, and performance of the Exterior Services Division. This role ensures that projects are completed on time, within budget, and to the highest standards of quality and safety. The Exterior Services Manager will lead and mentor a team of carpenters and or subcontractors while fostering strong client relationships and driving profitability.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Estimating:
Review project plans, specifications, and drawings to prepare accurate and competitive estimates. Conduct material take-offs and labor cost analysis for exterior services projects. Collaborate with vendors and subcontractors to obtain pricing and negotiate favorable terms. Develop project proposals, scopes of work, and detailed bid packages. Track and document cost estimates, revisions, and project changes.
Project Management:
Oversee day-to-day operations of exterior services projects from pre-construction through completion. Develop project schedules, timelines, and milestones, ensuring adherence to deadlines. Manage budgets and monitor job costs, addressing any deviations promptly. Coordinate with internal teams, subcontractors, and suppliers to ensure seamless project execution. Conduct regular site visits to assess progress, quality, and safety standards. Communicate effectively with clients, addressing concerns and providing project updates. Resolve any project challenges or delays to maintain client satisfaction.
General Duties:
Oversee recruitment, onboarding, and performance evaluations for division employees and subcontractors. Ensure compliance with company standards, safety protocols, and industry best practices. Assist in the preparation of contracts, orders, and change orders. Maintain accurate project documentation, including reports, logs, and financial receipts. Foster strong relationships with clients, contractors, and team members to ensure successful project outcomes. Maintain working knowledge of Horch Roofing products, product warranties, general installation process and safety regulations by attending training and/or reviewing new materials. Promotes the Company in the community and generates sales leads.

QUALIFICATIONS NEEDED FOR POSITION
Experience and Skill Requirements:
The following experience and skills are considered essential: At least two years of sales and/or customer service experience, preferably in the construction trades, required. Strong knowledge of exterior services methods, materials, tools, and safety standards. Proficient in reading blueprints, plans, and technical drawings.

Education Requirements:
The following education requirements are considered essential: High School education or the equivalent Minimum 3-5 years of experience in Project Management Knowledge of exterior services procedures, application and materials required.
