Job Description
Job Summary We are seeking a highly skilled and dynamic Maintenance Director to oversee and lead our facilities management operations. The ideal candidate will possess extensive expertise in industrial maintenance, electrical and mechanical systems, and facilities management strategies. As the Facilities Maintenance Director, you will be responsible for ensuring the optimal performance, safety, and reliability of all facility infrastructure, including HVAC, electrical systems, low and high voltage equipment, and programmable logic controllers (PLCs). Your leadership will drive maintenance excellence in our skilled nursing & rehab facility. Duties o. Coordinate with Facility contractors with bidding approval process. Monitor contract labor to ensure quality and coordinate payment of contractors. o Coordinate with Maintenance Assistant to ensure work orders are completed in a timely manner. Ensure each empty room in the facility adheres to the room-ready checklist. o. Supervise and coordinate with Housekeeping department and order supplies for them as needed. Supervise Maintenance Assistant. Ensure life safety book stays updated with all changing components. Host monthly Fire Drills. o. Stay informed on State Regulations and ensure the building complies with all codes for resident safety. Perform repairs to masonry, woodwork, concrete, sheetrock and furnishings. Basic repairs of buildings plumbing and electrical systems. o. Basic replacement or repair to hoses, wiring and belts in machines and equipment such as HVAC system, fountains, irrigation, vacuum and carpet cleaners, lighting systems, exhaust, fire and security systems. Paint interior and exterior walls and trim. o. Maintain current MSDS sheets and have thorough knowledge of current laws and EPA and materials (including solvents, flammables, caustics, and refrigerants). Ensure current and accurate records regarding preventative maintenance, service requests, expenditures, resident room make-ready, work-in-progress, etc. o. Adhere to all safety, infection control, building and life safety guidelines and State Regulations for residences and be prepared for State Life Safety Surveys. Dress in a Professional manner at all times. Responsible for picking up facility grounds as needed. o. With the help of a Maintenance Assistant, perform special projects including power washing, light yard work or helping outside.. Oversee the Facility in the event of an Evacuation. On call for weekends as needed. Qualifications Proven management experience within facilities or industrial maintenance environments with a strong emphasis on leadership roles. Extensive mechanical knowledge combined with electrical expertise in both high voltage and low voltage systems. Proficiency in scheduling, tracking, and reporting maintenance activities. Hands-on experience working with schematics, control diagrams for PLCs, HVAC systems, and other mechanical/electrical equipment. Supervising experience in manufacturing or industrial settings with a focus on safety protocols and team development. Strong project management skills with the ability to coordinate multiple tasks efficiently under deadlines. Knowledge of industrial maintenance practices including troubleshooting using ohmmeters and other diagnostic tools. Excellent communication skills in English for effective collaboration across departments and teams. Familiarity with schematics interpretation, electrical testing procedures, and preventive maintenance strategies.
