N/A Summary Performs routine to complex maintenance work for all district facilities. Performs all other work as required. Essential Functions (The essential functions or duties listed below are intended only as illustrations of the various types of work that may be performed. Performs routine custodial duties as well as basic maintenance tasks such as basic electrical, plumbing, general carpentry/renovation, painting, snow removal, landscaping, equipment repair, etc. Performs basic building and equipment repairs as need using hand and power tools as appropriate. Works closely with other Facilities staff and the Facilities Director to coordinate and ensure that required sanitation and maintenance of facilities, equipment and grounds is performed in accordance with preventative maintenance plans and sanitation protocols. Coordinates and performs work requests using district software and other work order systems. Closes open work orders upon completion. Checks and responds to email daily. Monitors and makes necessary adjustments to building environmental systems such as HVAC, etc., as needed. Participates in training on Building Automation System as requested. Develops and tracks regular replacement cycles for lighting, alarms, equipment, etc. Performs routine testing functions as needed on building systems and equipment. Provides coverage, support, and assistance with events, including building coverage, setups and breakdowns as needed. Participates in training opportunities as required. Provides training to others for routine maintenance tasks if necessary. Maintains a high level of work performance with an emphasis on efficient quality, customer-oriented work. Supports district objectives and participates in programs and activities that promote a positive employee relations environment. Provides support and access to facilities for vendors on site. Serves as building facilities liaison with staff and administration for maintenance work. Performs similar or related work as required, directed or as situation dictates. Minimum Qualifications High School Diploma, completion of G.E.D., or equivalent vocational school or short term courses, such as commercial trades training; five (5) years or more experience in facilities operations and building trades or any equivalent combination of education and experience. Must have or complete training for handling of Asbestos and other required facilities training by end of probationary period. Knowledge, Ability, Skill
Knowledge:
Thorough knowledge of building materials and tools as well as their use in maintenance and repair. Working knowledge of building structures and systems (i.e., electrical systems, air conditioning equipment, etc.) Basic knowledge of trades including plumbing, electrical, carpentry and general contracting. Knowledge of DES and NH DOE and other required facilities standards. Working knowledge of current BAS system and district's purchasing system.
Ability:
Ability of independent judgment, initiative, and decision-making. Ability to accurately read and interpret documents such as construction drawings, specifications and as-built plans, schematics and procedure manuals. Ability to maintain detailed and accurate records relating to building maintenance, facility renovations and finances. Ability to follow all applicable safety regulations and school procedures.

Responsibility:
Performs varied and highly responsible duties requiring a thorough knowledge of departmental operations and the exercise of considerable judgment and initiative, particularly in situations not clearly defined by precedent or established procedures. Job Environment Work is performed both indoors and outdoors under variable outdoor weather conditions; work environment is moderately noisy. Operates computer, printer, calculator, copier, facsimile machine, and other standard office equipment. Operates power and hand tools, floor polisher, snow blower and varied cleaning equipment. Contacts are by phone, through correspondence, and in person; they generally consist of an information exchange dialogue, discussing routine and semi-complex issues. Makes frequent contact with school department staff. Errors could result in delay or loss of services, damage to equipment, injury to self and others. This position requires the ability to operate a keyboard and calculator at an efficient speed.
