Controller - Multifamily, Hospitality & Development Confidential Real Estate Firm | Southern California The Opportunity A privately held real estate company in Southern California is looking for a Controller to lead its accounting organization. The firm owns and develops high-end multifamily and hospitality properties in coastal and infill neighborhoods where new supply is scarce. Its activities include ground-up construction, a portfolio of income-producing properties, and a family office. The successful candidate will bring order and accuracy to a multi-entity structure where projects are at every stage, from entitlement to stabilization. Your Role You will be the firm's top accounting leader and will personally oversee the books for every entity, project, and property. You'll run the close, stand behind the numbers, and deliver the financial reporting that principals, investors, lenders, and outside advisors use to guide major decisions. This is not a purely supervisory seat. You'll roll up your sleeves while also serving as a trusted counterpart to ownership, auditors, tax professionals, lenders, and JV partners. Candidates who have worked for a developer, family office, or integrated investment firm will understand the pace and complexity here. What You'll Do Reporting and Consolidation Run the month-end, quarter-end, and year-end close for all entities and deliver complete, accurate financials on schedule Build and present balance sheets, P&Ls, cash flow statements, and budget-to-actual analyses for individual properties and for the company as a whole Prepare investor reports, capital account statements, and distribution waterfall models for partnerships and joint ventures Manage consolidations across ownership structures, including intercompany eliminations and family office reporting Construction and Development Lead all accounting for projects under construction, including job cost tracking, hard and soft cost monitoring, and preparation and reconciliation of draw requests Work with the development and project teams on lender draw submissions, construction loan reporting, and cost-to-complete forecasts Account for capitalized costs, capitalized interest, and development fees under GAAP and real estate-specific guidance Keep project cost data in Procore aligned with Sage Intacct so general ledger postings and reports stay accurate Operating Properties Supervise property accounting for stabilized assets, including rent rolls, tenant billing, CAM reconciliations, and lease abstracts Apply ASC 842 correctly across residential, commercial, and hotel leases Review every property financial package before it goes to ownership or asset management Work with property and asset managers to confirm results are recorded correctly and to resolve irregularities quickly Cash, Controls, and Debt Oversee cash across operating, reserve, and escrow accounts and maintain a real-time view of company-wide liquidity Supervise AP, AR, payroll, and general ledger activity with proper segregation of duties Establish and uphold accounting policies and controls that meet institutional and family office governance standards Track loan covenants on all financed properties and alert ownership early to any potential issues Audit and Tax Act as the main internal contact for outside auditors, CPAs, and attorneys during the annual audit and throughout the year Manage federal, state, and local tax filings for all entities, including partnership returns, 1099s, and estimated payments Contribute to tax strategy involving 1031 exchanges, cost segregation, opportunity zone requirements, and depreciation planning Keep records organized, audit-ready, and retained according to company policy Team, Systems, and Planning Hire, train, and manage a small accounting staff, set clear workflows, and hold the team to high standards Own the Sage Intacct and Procore environments, including chart of accounts design, cost codes, and reporting structures Work with leadership on budgets, forecasts, and reforecasts for both operating properties and the development pipeline Continuously improve processes to shorten the close and raise reporting quality as the company grows What You Bring Bachelor's degree in accounting, finance, or a related discipline (required); CPA highly desirable At least 8 years of accounting experience with increasing responsibility, including 3 or more years as a Controller or in a comparable leadership role 4 to 5 years or more in real estate accounting covering residential, commercial, multifamily, or mixed-use properties Background with a developer, family office, or vertically integrated investment firm (strongly preferred) Strong command of GAAP, including ASC 842, real estate accounting standards, and partnership/JV accounting Hands-on proficiency with Sage Intacct and Procore (required); Yardi, MRI, or AppFolio a plus Advanced Excel skills, including multi-entity consolidations and variance reporting Proven record of closing multiple entities at once and meeting deadlines consistently Excellent communication skills and the ability to explain complex financials to ownership, investors, and non-finance audiences Nice to Have Ground-up development accounting experience, including construction draws, job costing, and cost certification Hotel or mixed-use accounting background Exposure to 1031 exchanges, cost segregation, or opportunity zone structures Experience with investor relations, capital account maintenance, and LP/GP waterfall reporting Salary $90k-$180k depending on experience.
