Position Summary The Senior Property Accountant is a key member of the Accounting & Finance team and is responsible for full-cycle accounting, financial analysis, and reporting for a portfolio of commercial real estate assets totaling approximately 1,000,000 square feet (retail, office, and/or mixed-use). This role ensures the accuracy of financial statements, manages CAM reconciliations and tenant billing, and provides financial insights that impact asset performance. This individual will work directly with ownership and senior leadership —not just produce reports, but explain results, discuss variances, and support decision-making related to leasing, capital projects, and refinancing. The ideal candidate is highly analytical, technically strong in accounting, and comfortable in a fast-paced, ownership-driven environment. Preference will be given to candidates with an MBA or advanced accounting/finance coursework.
Key Responsibilities:
Financial Accounting & Reporting Perform full-cycle accounting for a portfolio of commercial properties (~1M sq. ft.). Prepare monthly, quarterly, and annual financial reporting packages, including: Balance sheet, income statement, and cash flow Budget-to-actual variance analysis with NOI commentary Reserve tracking, lender-required reporting, and KPI dashboards Ensure accuracy of the general ledger through reconciliations, journal entries, accruals, amortizations, depreciation, and loan activity. Perform monthly bank reconciliations and resolve discrepancies promptly. Ensure compliance with GAAP and internal financial controls. Working Directly With Ownership & Leadership Present financial results, CAM reconciliations, budget updates, and NOI impacts to ownership. Partner with asset management and property management to provide financial insights and recommendations. Assist with capital planning, refinancing support, loan compliance reporting, and lender packages. Tenant Accounting & Lease Financials Manage tenant billing for rent, escalations, NNN/CAM pass-throughs, and tax recoveries. Maintain lease abstracts and verify the accuracy of rent schedules and recoveries in Yardi. Support collections and review tenant ledgers for accuracy. Budgeting, Forecasting & CAM Reconciliations Lead annual operating and capital budgets for the property portfolio. Prepare quarterly reforecasts and financial modeling for ownership review. Complete CAM/tax reconciliations and produce tenant reconciliation packets. Cash Management & AP/AR Oversight Monitor cash balances and plan reserve transfers. Ensure accurate coding and approval of invoices, payables, and tenant receipts. Qualifications Education & Experience Bachelor's degree in Accounting or Finance required. MBA or Master's in Accounting/Finance strongly preferred. 4-7 years of commercial property accounting experience required. Strong knowledge of GAAP and real estate accounting (CAM/NNN leases, straight-line rent, recoveries). Technical Skills Yardi Voyager strongly preferred (MRI or similar acceptable). Advanced Excel proficiency (pivot tables, VLOOKUP/XLOOKUP, modeling). Competencies Strong analytical ability—interprets financial results and makes recommendations. Excellent written and verbal communication skills, including presentation to ownership. Highly organized and able to manage multiple properties and competing deadlines. Ownership mentality—takes initiative to improve processes and reporting. Key Performance Metrics On-time and accurate monthly close and reporting packages. Accuracy of CAM and tax reconciliations with minimal tenant disputes. Quality of communication and responsiveness with ownership. Proactive identification of financial trends, risks, and opportunities. •Pay range negotiable based on experience and background history.
