Job Summary:
This role involves full-cycle accounting, financial reporting, and analysis for property-related funds, ensuring accurate NAV calculations, investor reporting, and compliance in a private equity/alternative investments environment.
Key Responsibilities:
Perform full-cycle fund accounting, including journal entries, account reconciliations, accruals, and month-end close for property funds and related entities. Prepare and review financial statements, capital call/distribution schedules, waterfalls, investor reports, and performance metrics. Handle property-level accounting coordination (e.g., acquisitions, dispositions, refinancings, rent rolls, and expense allocations) with external managers or administrators. Calculate and analyze NAV, IRR, equity waterfalls, and carried interest allocations. Support budgeting, forecasting, variance analysis, and ad-hoc reporting for fund partners and investors. Ensure compliance with GAAP (or relevant standards), partnership agreements, and regulatory requirements; assist with audits and tax provision work. Reconcile investment transactions, debt schedules, and third-party administrator reports. Required Qualifications Bachelor's degree in Accounting or Finance; CPA preferred. 4-7+ years of accounting experience, with strong focus on real estate private equity funds, property investment funds, REITs, or similar alternative asset classes. Proficiency in fund accounting principles, GAAP for investments, and tools like Excel (advanced), Yardi, MRI, or fund-specific software. Detail-oriented with strong analytical skills and ability to handle complex transactions.
