Job Description

About Us Core Equity Partners is a growing commercial real estate investment and property management company that owns and operates neighborhood shopping centers across 14 states. We're looking for a Commercial Property Operations Coordinator to support our Property Management and Operations teams by coordinating vendors, tracking projects, maintaining documentation, assisting with utility invoice processing, and keeping day-to-day operations running smoothly. If you're someone who enjoys bringing order to fast-moving environments, loves checking things off your list, and naturally follows through until every detail is complete, we'd love to hear from you. Responsibilities Property Operations Coordinate with vendors, contractors, tenants, and internal team members. Schedule repairs, inspections, preventative maintenance, and capital projects. Follow up on bids, proposals, reports, invoices, scheduling, and project updates. Track maintenance projects, inspections, and compliance deadlines from start to finish. Review completion reports, photos, and supporting documentation to verify work has been completed accurately. Maintain organized digital property records in AppFolio and Google Drive. Collect and maintain vendor documentation, including Certificates of Insurance (COIs), W-9s, warranties, and lien waivers. Assist with vendor onboarding and utility coordination. Prepare professional email communications and correspondence. Keep projects moving by following up until every task is complete. Accounts Payable & Administrative Support Assist with processing utility invoices and other accounts payable tasks. Perform accurate data entry and invoice coding. Review utility bills for unusual usage, billing errors, or significant cost fluctuations and help investigate discrepancies. Maintain organized financial and property documentation. Assist with reports, spreadsheets, and administrative projects as needed. Qualifications Required Exceptional organizational skills and attention to detail. Strong written, verbal, and professional communication skills. Outstanding follow-through and accountability. Ability to manage multiple priorities in a fast-paced environment. Strong analytical and problem-solving skills. Proficiency with Microsoft Office and Google Workspace. Ability to work independently while collaborating effectively with a hybrid team. A mindset of ownership—you naturally take initiative and don't wait to be told what needs to be done. Preferred Experience in one or more of the following: Commercial property management Commercial real estate or property operations Facilities or maintenance management Vendor management Project coordination or operations coordination Accounts payable or administrative operations Experience with AppFolio or similar property management software is preferred but not required. Direct commercial real estate experience is helpful but not required. Pay:
$40,000.00 - $45,000.00 per year
