Job Description

Property Controller - Multifamily ResidentialPosition The Property Controller is responsible for overseeing the financial operations, accounting functions, budgeting, reporting, and internal controls for a portfolio of multifamily residential properties. This role ensures accurate financial reporting, compliance with accounting standards, and effective management of property-level financial performance while supporting operational and asset management teams. Essential Duties and Responsibilities Manage all accounting functions for assigned multifamily residential properties. Oversee monthly, quarterly, and annual financial close processes. Prepare and review financial statements, variance analyses, and management reports. Monitor property operating budgets and forecasts. Ensure accurate recording of revenues, expenses, accruals, and fixed assets. Review rent rolls, occupancy reports, and property operating metrics. Supervise accounts payable, accounts receivable, and cash management activities. Reconcile bank accounts and balance sheet accounts on a timely basis. Coordinate annual budgets and periodic reforecasts with property management teams. Ensure compliance with GAAP and company accounting policies. Support external audits, tax preparation, and lender reporting requirements. Monitor debt service obligations, reserve accounts, and loan covenant compliance. Implement and maintain internal controls to safeguard company assets. Analyze property performance and provide recommendations to improve profitability. Supervise and mentor property accountants and accounting staff. Assist with acquisitions, dispositions, and property transitions as needed.
REQUIREMENTS
Recent, hands-on Controller experience in property accounting (not corporate) Strong technical foundation in real estate / property-level financial reporting Track record managing month-end close, property-level financials, and variance analysis Experience with property management software preferred CPA or relevant designation a plus
Pay:
$140,000.00 - $160,000.00 per year
