They ensure compliance with the client's reporting basis, maintain the general ledger, handle fixed assets, accruals and lease abstracting.
Specific Responsibilities Include:
Manage the general ledger, including preparation of journal entries for mortgage payments, interest income, bank fees, accruals and depreciation. Prepare month end close, workpapers (as needed) and related reporting package including cash flow, income variance reporting and receivable analysis for assigned portfolio. Review rent roll for upcoming month and email to Property Managers for review. Abstract leases/lease amendments and related billing and notes in MRI as they are received. Perform CAM and Real Estate Taxes Expense reconciliations and assemble necessary support for tenant use Assist with set up of property budget files including current rent roll and related income stream for the following year as well as leasing assumption templates to be distributed to Property Managers. Calculate and enter budgeted income (for Base Rent, CAM, Real Estate Taxes recovery income) based on rent roll and assumptions. Calculate and enter budgeted insurance, real estate taxes and debt service and document basis for assumptions including all relevant supporting documents. Ensure all tax and license payments are paid timely. Assist with preparation of Income and expense forms as needed. Work with property manager to ensure security deposits are being property tracked, collected and refunded. Assist with year-end audit and tax requirements as needed. Investigate Property Manager inquiries related to tenant accounts. Prepare ad-hoc reporting and account analysis as needed.Required Qualifications:
3-5 years of property accounting experience in commercial real estate (office, retail and industrial) Strong understanding of cash, accrual and tax basis reporting of real estate accounting principles. Advanced excel (VLOOKUPs, Pivot tables, etc) and knowledge of property accounting software (MRI, Yardi) preferred.Job Type:
