This role ensures accurate financial records, timely reporting, and compliance with lease terms, ownership requirements, and accounting standards. Working closely with property management and ownership, the Property Accountant maintains the financial integrity of each asset and provides the reporting that drives sound operating and investment decisions. Hands-on experience with Yardi Breeze is strongly preferred. Key Responsibilities General Ledger & Month-End Close Maintain the general ledger for an assigned portfolio, ensuring accuracy and completeness of all entries. Perform monthly close activities, including journal entries, accruals, and account reconciliations. Prepare and review monthly, quarterly, and annual financial statements for each property. Reconcile bank accounts, balance sheet accounts, and intercompany transactions. Accounts Payable & Receivable Process and review accounts payable, ensuring invoices are coded accurately and paid on time. Oversee accounts receivable, including rent postings, tenant billings, and delinquency tracking. Generate and post recurring charges, late fees, and other tenant-related transactions in Yardi Breeze. Coordinate with property managers to resolve billing discrepancies and tenant inquiries. Reporting & Analysis Prepare financial reporting packages for ownership, lenders, and asset management. Assist with annual budgets, reforecasts, and variance analysis against actuals. Support CAM (common area maintenance) reconciliations and tenant true-ups. Provide cash flow reporting and support owner draws and distributions. Compliance & Audit Support Ensure compliance with lease terms, accounting standards (GAAP), and ownership policies. Support year-end audits, tax preparation, and 1099 processing by providing schedules and documentation. Maintain organized, audit-ready records within Yardi Breeze and supporting files. Required Qualifications Associate or Bachelor's degree in Accounting, Finance, or a related field. 2+ years of accounting experience, preferably in real estate or property management. Familiarity with Yardi Breeze (or comparable Yardi/property accounting software). Solid understanding of GAAP and full-cycle accounting processes. Strong Excel skills and proficiency with Microsoft Office. Excellent attention to detail, organization, and time management. Preferred Qualifications Experience administering Yardi Breeze or Yardi Breeze Premier across multiple entities. Knowledge of commercial lease structures, CAM reconciliations, and NNN billings. Experience supporting institutionally owned or third-party managed portfolios. Key Competencies Strong analytical and problem-solving abilities. Accuracy and integrity in handling financial data. Ability to manage deadlines across multiple properties simultaneously. Clear communicator who collaborates well with property and ownership teams. Self-starter who works independently and proactively flags issues.
