About the role Entrada Partners is seeking an Associate to join our industrial acquisitions team in Dallas. This is a hands-on role ideal for an early-career real estate professional looking to build deep experience across the full transaction lifecycle — from initial deal screening through closing. The Associate will work directly alongside senior members of the acquisitions team and gain meaningful exposure to sourcing, underwriting, financing, due diligence, and deal execution across industrial and flex assets in high-growth Sunbelt markets. What you'll do Financial Underwriting & Modeling Build and maintain detailed cash flow models in Excel and Argus Enterprise to evaluate acquisition opportunities Collect and analyze market information to be used for underwriting acquisition opportunities across target asset classes, including industrial, flex, and shallow-bay properties Prepare preliminary business plan & investment thesis for acquisition opportunities including revenue strategy, capital improvement plan, and exit assumption Leverage market information and Entrada Partner's internal database for relevant data points regarding leasing assumptions, construction costs, and other financial assumptions Deal Sourcing & Pipeline Management Support senior team members in identifying and evaluating on- and off-market acquisition opportunities in target markets Maintain deal pipeline tracking and broker relationship databases Assist in preparation of LOIs and preliminary deal terms Due Diligence & Transaction Execution Coordinate and manage due diligence workstreams including lease review, property reports, title, environmental, and physical condition assessments Prepare investment memoranda and IC/LP packages for recommended acquisitions Support transaction closings, working closely with legal counsel, title companies, and lenders Financing & Capitalization Support Assist in preparing financing packages and lender presentations for acquisition debt Help manage lender due diligence and closing processes in coordination with senior management Relationship Management Build and maintain relationships with brokers, lenders, and capital partners across target markets to support deal flow and financing efforts Represent Entrada professionally in market-facing interactions, including broker tours, lender meetings, and industry events Business Plan Execution & Asset Management Handoff Assist in developing the post-closing business plan and capital improvement budget for each acquisition, working closely with senior team members to translate underwriting assumptions into actionable operating plans Support a smooth handoff to the asset management team at closing, ensuring all critical deal assumptions, lease obligations, and near-term milestones are clearly documented and communicated Market Research & Intelligence Conduct ongoing market research across target submarkets, tracking vacancy, rent trends, absorption, and comparable transactions Summarize broker activity, market reports, and competitive deal flow to inform acquisition strategy Qualifications 2-4 years of experience in commercial real estate acquisitions, investment sales brokerage, investment banking, or a related analytical role Solid understanding of CRE fundamentals — lease structures, cap rates, IRR/equity multiple analysis, debt metrics Bachelor's degree in Real Estate, Finance, Economics, or a related business discipline Strong financial modeling skills in Excel; Argus Enterprise experience required Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) Exceptional attention to detail and ability to produce high-quality work product under tight deadlines Strong written and verbal communication skills Self-starter with a proactive attitude, strong work ethic, and the ability to manage multiple workstreams simultaneously Team-oriented with a collaborative mindset and an ownership mentality Compensation & Benefits Competitive base salary and performance-based bonus Ability to co-invest in future Entrada deals Comprehensive insurance offerings with medical, dental, vision, disability, and life insurance 401(k) plan with employer contributions Generous PTO plus Flex Holidays, Bereavement, Jury Duty, and Parental Leave Entrepreneurial, open-door environment with direct access to firm principals
