Job Description

Seaford Meadows in Seaford, DE is in need of a Part-time Occupancy Specialist to ensure compliance with federal, state, local, and IRS rules and regulations at our affordable properties. The successful candidate must have detailed knowledge of current federal, state, and local policies and regulations pertaining to assisted housing and experience with file maintenance requirements, vouchers, and TRACS. Candidate must have excellent computer skills and moderate to expert knowledge in Microsoft Excel and also must have the ability to conduct online searches regarding state and federal regulations. Arbor Management is a residential property management company headquartered in Wilmington, Delaware and owned by an experienced owner/developer of multi-family , LNWA. Arbor manages over 70 multi-family properties comprising over 5,800 apartment units for Weiner and our partners. These projects range in size from small properties under 50 units to large complexes of over 200 units.
SCOPE OF DUTIES
Review and input information regarding move-ins, move-outs, gross rent changes and annual certifications, to offer occupancy related assistance to property managers, to assist in the monthly processing of TRACS, Section 8 voucher reports, review assigned projects for vacancy and debt service claims, and to assist the Compliance Manager with special assignments related to Occupancy issues.
EDUCATION AND EXPERIENCE REQUIRED
  • Prior experience with HUD Section 8
  • Knowledge of HUD Occupancy Rules and Regulations
  • COS or equivalent experience
  • Proficient in Windows XP/MS Excel
  • Tax Credit experience a plus
  • Excellent interpersonal and customer service skills (must be a people person)
  • Strong organizational skills
