This role is a key contributor to the successful operation of our residential communities. This role blends hands-on leasing and resident support responsibilities with expertise in tax credit compliance. The ideal candidate is highly organized, detail-oriented, and skilled at building positive relationships while communicating effectively with a diverse resident population. Duties +
Responsibilities:
Reviewing and reconciling security deposits and resident payments, ensuring all funds are accurately recorded and deposited. Issuing, maintaining, and tracking electronic key fobs and building access credentials for both new and existing residents. Collecting and verifying required renter's insurance and utility account documentation prior to resident move-in. Preparing, reviewing, and executing lease agreements in compliance with company policies and applicable fair housing regulations. Coordinating move-in schedules and confirming unit readiness, ensuring all required documentation and administrative processes are completed before keys are released to new residents. Tax Credit +
Compliance:
Coordinate and complete annual resident recertifications, including income verification, asset documentation, and household composition updates. Maintain a working knowledge of current tax credit program requirements, regulatory changes, and compliance timelines. Prepare, organize, and maintain compliance files to ensure they remain accurate, complete, and audit-ready for internal reviews and external regulatory inspections. Proactively identify and resolve potential compliance issues, escalating complex matters to our Chief Operation Officer when necessary.
Tenant Transfers:
Act as the primary point of contact for all resident transfer requests within the Anchor NW portfolio, overseeing the process from initial application through successful occupancy. Coordinate transfer logistics, including scheduling, required documentation, eligibility verification, and unit availability across applicable properties. Review and confirm resident eligibility in accordance with program requirements, lease provisions, and company policies, while providing timely updates to tenants throughout the transfer process. Collaborate with maintenance and leasing teams to ensure receiving units are prepared and all aspects of the transfer are completed efficiently and seamlessly.
Resident Relations:
Foster positive relationships with prospective and current residents, team members, and external partners via phone, email, and in-person interactions. Address resident questions, concerns, and service requests promptly, demonstrating empathy, professionalism, and a commitment to effective problem resolution. Draft and distribute resident communications, notices, correspondence, and reports in accordance with company standards and regulatory requirements. Maintain a welcoming, organized, and professional office environment that promotes exceptional customer service and positive resident interactions.
Schedule:
Full-time, 40 hours a week, in-office (not remote) 5 days a week: Monday•Friday, 8:30am•5pm.
Compensation :
$26•$28/hour (base pay + commission•based on overall occupancy)

High school diploma or equivalent required. Strong communication, customer service, and interpersonal skills. Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment. Self-motivated with the ability to work independently and as part of a team. Proficient with Microsoft Office and Google Workspace applications. Comfortable learning, adapting to, and regularly utilizing new software platforms and technology tools. Legally authorized to work in the United States. Successful completion of a background screening, consistent with applicable laws. Physical Requirements Primarily office-based with occasional travel to company properties and field locations. Ability to lift and carry up to 35 pounds, with or without reasonable accommodation. Ability to walk, stand, climb stairs, bend, kneel, crouch, and reach as needed during property visits. Ability to operate standard office equipment and work at a computer for extended periods.
