Job Description

The Compliance Specialist is responsible for ensuring SRM's affordable housing portfolio is adhering to all federal, state, and local housing regulations, including LIHTC, HUD, and rent control requirements. This role processes compliance-related applications and documentation, provides training and guidance to associates, and partners with jurisdictional agencies to maintain audit readiness. The Compliance Specialist serves as a subject matter expert for affordable housing regulations and plays a vital role in supporting residents, associates, and property operations throughout the leasing lifecycle. This is a floating position that may work at The Mill at First Hill, Altaire at Jackson Park, or Nuovo on any given day. The schedule for this role is Tuesday through Saturday, 9:00 AM to 6:00 PM. Job Duties & Responsibilities Affordable Housing Compliance Process and manage LIHTC (Low-Income Housing Tax Credit) application files. Monitor properties subject to rent control and HUD-insured loans. Ensure properties remain audit-ready, including auditing third-party suppliers and utility allowances. Assist in the integration and setup of new and existing affordable properties. Training & Guidance Train new and existing associates on affordable housing software, WSHFC (Washington State Housing Finance Commission) guidelines, and compliance platforms. Provide training on housing choice voucher processes, including payment posting. Assist in training on federal, state, and local rent control regulations applicable to properties. Act as a subject matter expert and resource for associates regarding affordable housing regulations and procedures. Leasing Process applications, ensuring compliance, and following up with applicants, employers, and third parties as needed. Assist in leasing efforts throughout the resident lifecycle, from application through move-out. Provide clear and accurate communication to residents, applicants, and internal stakeholders regarding compliance requirements. Administrative & Operations Complete standard office procedures including answering phones, showing apartments, opening/closing procedures, and resident support. Collaborate with jurisdictional agencies and internal departments to maintain strong working relationships and compliance standards. Provide accurate compliance reporting and updates to all levels of the organization. Perform other related duties as assigned, with responsibilities subject to change based on business needs. Required Skills & Experience 3-5 years of experience with LIHTC and affordable housing or property management compliance Familiarity with HUD, WSHFC, rent control, and Section 8 Housing Choice Voucher programs Strong attention to detail with the ability to manage files, audits, and compliance deadlines Clear and professional written and verbal communication skills with residents, associates, and regulatory agencies Ability to identify compliance issues and implement effective solutions Experience with affordable housing software, Microsoft Office Suite, and property management systems (e.g., Yardi) Strong organizational and time management skills Commitment to delivering excellent customer service to residents, applicants, and internal stakeholders Preferred Skills & Experience Bachelor's degree in Business, Real Estate, or a related field (or equivalent experience) Experience providing training, mentorship, or leading compliance-focused sessions Professional certifications such as HCCP (Housing Credit Certified Professional) or similar
Physical Demands:
This is primarily an office-based role that involves frequent sitting and computer use. The Compliance Specialist will also spend time standing and walking to review files and support on-site teams as needed. The role may require the ability to climb stairs and navigate apartment communities during site visits or audits. Occasional lifting of files, office supplies, or materials up to 25 pounds may be required.
Travel:
Regular travel to the properties within the portfolio. The hourly rate for this position is $36.
