JOB OVERVIEW
The Associate, Credit & Capital Solutions will support the structuring, underwriting, and execution of capital markets transactions and credit investments across the firm's real estate and investment platforms. This role sits at the intersection of capital markets, credit underwriting, and asset‑level analysis, and is designed for a high‑performing professional with strong financial acumen, attention to detail, and the ability to manage multiple workstreams concurrently. The Associate will work closely with senior team members, asset management, legal counsel, and external capital partners, lenders, intermediaries, and borrowers to deliver financing solutions that support portfolio strategy, liquidity objectives, and investor requirements.
ESSENTIAL JOB FUNCTIONS
Credit & Transaction Execution Support the underwriting, structuring, and execution of debt, credit, and structured capital transactions, including: Mortgage loans (fixed and floating rate) Credit facilities and warehouse lines Mezzanine loans and preferred equity Credit and hybrid debt/equity investments Prepare transaction‑level credit materials, including offering memorandums, underwriting memos, investment summaries, and lender/investor presentations. Assist in managing transaction processes from origination through closing, including coordination with lenders, investors, intermediaries, legal counsel, and third‑party advisors. Review and summarize loan documents, term sheets, and covenant packages; track compliance with closing and post‑closing requirements. Financial Analysis & Underwriting Develop and maintain detailed financial models, including: Property‑level and portfolio‑level cash flow models Sensitivity and scenario analyses Debt sizing, coverage, and leverage metrics Analyze operating performance, lease terms, rollover exposure, and market assumptions in connection with financing and investment decisions. Support preparation of NOI analyses, accruals, and historical performance summaries used for credit review and investor reporting. Capital Markets & Investor Support Assist with investor and lender communications, including data requests, diligence materials, and follow‑up analysis. Support preparation of internal and external capital markets updates, portfolio leverage summaries, and refinancing pipelines. Coordinate with investor relations and senior leadership on materials prepared for institutional capital partners. Portfolio & Process Support Help maintain centralized tracking of loan terms, maturities, covenant requirements, and financing milestones across portfolios. Support internal reporting related to leverage, interest rate exposure, and liquidity. Contribute to process improvements, templates, and analytical tools to enhance execution efficiency and consistency across transactions. Assist in servicing credit and hybrid investments, and basic asset management of credit and hybrid debt/equity investments.
QUALIFICATIONS
Required Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related field. 2-4 years of relevant experience in commercial real estate finance, investment banking, private equity, credit, or structured finance. Strong financial modeling and analytical skills; advanced proficiency in Excel and Argus. Familiarity with loan documentation, credit agreements, and real estate financing structures. Ability to manage multiple priorities in a fast‑paced, transaction‑driven environment. Preferred Experience working with institutional lenders, investors, and capital markets professionals. Exposure to portfolio‑level financings, credit facilities, or structured capital solutions. Experience supporting investor materials, lender diligence, and credit committee presentations. Advanced proficiency in PowerPoint.

TRAVEL REQUIREMENTS
Occasional travel may be required to attend industry conferences, tour and inspect properties, and meet with lenders and potential capital partners and borrowers.
