Full Job Description Position Summary:
This position works closely with AHFC Master Servicers, AHFC Subservicer, AHFC Direct Servicing Loans, AHFC's internal departments, insurance companies, title companies, and attorneys to ensure AHFC and other investor requirements have been met. Under the direct supervision of the Servicing Officer, this non-exempt, non-supervisory position requires strong organizational skills, the ability to manage multiple tasks, and the capacity to work collaboratively within a team and with a high degree of independence.

OVERVIEW
The Asset Servicing Specialist I is responsible for managing their assigned portfolio and monitoring performance to ensure general loan servicing, default, and foreclosure functions are performed accurately and in compliance with regulations and investor requirements.
SUPERVISION RECEIVED AND EXERCISED
Non-exempt, non-supervisory position.
EXAMPLES OF DUTIES
Portfolio Management (Single Family and Multi Family) of delinquent loans. Monitor and analyze loan performance to identify risk and recommend appropriate solutions. Communicate effectively (both written and oral) within AHFC and with outside Servicing partners. Review and prepare legally binding documents for management approval. Assist in performing Quality Reviews. Manage and update loan account information in the servicing system. Organize and monitor the flow of work. Other duties as required.
BASIC KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of:
Mortgage documents (Note, Deed of Trust, Title Policy, Appraisal, Plat maps, Hazard loss insurance claims, etc.). Mortgage servicing procedures and vocabulary. Mathematical calculations and standard accounting practices. Mortgage Servicing, Default, Loss Mitigation, and Foreclosure practices. Mortgage insurance and guarantor guidelines, policies, and standard reporting requirements. Industry regulatory frameworks (e.g., U.S. Bankruptcy Code, RESPA).
Skilled in:
Operating computer equipment and general office machines such as personal computers, copiers, calculators, etc. Providing a quality customer service experience. Microsoft Office applications and a ten-key by touch. Effective phone etiquette and customer relations.
Ability to:
Work independently. Communicate professionally both orally and in writing and engage effectively with individuals from diverse cultures and backgrounds. Comprehend and interpret State and Federal laws, rules, and regulations. Read and interpret various types of loan documents. Monitor and maintain detailed information. Accurately input data. Monitor assigned tasks from beginning to end and offer suggestions for efficiency. Work on multiple projects simultaneously; manage time and resources to ensure work is completed efficiently and within established time frames. Organize and prioritize assigned duties with logical reasoning. Have a strong attention to detail. Analyze to unique situations. Positively interact with co-workers and AHFC partners, maintaining effective working relationships both internally and externally. Initiate processes and procedure improvements. Analyze Servicer recommendations related to the mitigation of loss to AHFC on distressed loans. Problem solve and evaluate information to draw sound conclusions. Review financial statements and tax returns. Identify borrower needs, assess property conditions, and apply appropriate loss mitigation strategies.
MINIMUM QUALIFICATIONS
Associate's Degree or the equivalent and one year of office experience associated with special credits, mortgage lending, mortgage servicing, mortgage collections, or mortgage title insurance.
